HomeMy WebLinkAboutTract 6616 Sewer Study AddendumSEWER STUDY Vesting Tentative Tract 6616 Objective The objective of this study is as follows: 1) To purpose of this study is to determine the sewer discharge from Tract 6616. Existing Facilities The site is currently undeveloped and surrounded by undeveloped land on all sides. McCutchen Road is on the north side of the tract boundary. Tracts 6859 and 6860 are planned for the land to the south. Tract 6616 is a residential subdivision consisting of 281 lots. The sewer discharge will be collected via various 8-inch lines that will connect to the main 10-inch and 8-inch lines at the various manholes identified in the sewer exhibit and attached spreadsheet. The 10-inch sewer will connect to the 48-inch McCutchen trunk line at an existing manhole. The McCutchen Trunk ultimately discharges to the Wastewater Treatment Plant #3. Planned Land Uses Tract 6616 is a residential development and will consist of 281 single family dwellings, and a drainage retention basin. Phasing The project will be constructed in eight phases. Phase 1 contains 32 single family homes. Phase 2 contains 35 single family homes. Phase 3 contains 36 single family homes. Phase 4 contains 35 single family homes. Phase 5 contains 30 single family homes. Phase 6 contains 36 single family homes. Phase 7 contains 37 single family homes, and Phase 8 contains 38 single family homes. Design The proposed development will be serviced by the 48-inch trunk line located on the north side of McCutchen Road. An 8-inch and a 10-inch sewer is being proposed for the collection of sewage discharge from Tract. Based on our calculations shown below and in the enclosed spreadsheet, Tract 6616 is expected to generate 0.472 cfs of sewer. Results Tract 6616 has been divided into 8 phases and the sewer has been design to serve each phase as it is constructed. It is calculated that the project will generate 0.472 cfs of sewer. The system is designed to use both an 8-inch PVC pipe at 0.35% and a 10-inch PVC pipe at 0.25% as sewer mains. The last 100 feet of all reaches are 6-inch PVC pipes calculated at 1%. The 10-inch sewer discharges to the McCutchen trunk line via an existing manhole on the north side of McCutchen Road. The McCutchen trunk line discharges to the Wastewater Treatment Plan No 3. C.E.Q.A. Compliance Development of the proposed project will not result in significant impacts to the existing and proposed sewer collection and treatment facilities. The development will be serviced by the City of Bakersfield’s Wastewater Treatment Plant No. 3 which currently has a capacity of 32.0 million gallons per day.
