HomeMy WebLinkAbout9700 Panama Lane - Sewer StudyRite Aid (Store #6716-01) SEWER STUDY 2 Objective The objective of this study is as follows: 1) The purpose of this study is to determine the sewer discharge from the proposed Rite Aid Store 2) To determine if any surrounding areas (future commercial & residential development) may be served by a proposed main line extension on Panama Lane and Mountain Vista Road. Existing Facilities The site is currently undeveloped and surrounded by undeveloped commercially zoned land to the north and west. Old River Road (to the east) and Panama Lane (to the south) are an existing and will be expanded as part of the off-site improvements. A 10” sewer main line runs through Tract 6140, an existing residential subdivision to the west. The existing 10-inch main discharges west to the Buena Vista Trunk on easterly side of Buena Vista Road. The Buena Vista Trunk discharges south to the McCutchen Trunk and ultimately to the Wastewater Treatment Plant #3. Planned Land Uses Rite Aid will be a portion of an overall commercial future development, 14.80 acres. Design The proposed development will be serviced by the proposed 10” sewer located on the north side of Panama Lane until Mountain Vista Road. Then this sewer system will be constructed to tie into the existing 10” sewer main at the intersection Shady Tree Lane and Mountain Vista Road. Due to the flat terrain we are proposing to construct 10” PVC sewer lines at a slope of 0.25%. Based on our calculations shown below and in the enclosed spreadsheet, the Rite Aid with the future commercial and residential is expected to generate 0.502 cfs of peak sewer flow. Due to the terrain, and the minimum cover requirements we intend to prove with our calculations that we can deviate from the City’s preferred slope to a flatter grade while allowing for a functional sewer system. Sewer Main Allowable Flow Characteristics 10” @ 0.250% V = 135.091 x 0.351 x 0.050 = 2.371 fps A = 0.545 sf Q = 1.292 cfs Calculations are attached in spreadsheet form. Results The Rite Aid store will be the constructed before any surrounding commercially zoned property is developed. The analysis will include future improvements by estimating the E.D.U. based on a calculated average residential lot size in respect to the total area of each parcel. The entire commercially zoned land assumed average lot size of 10,000 sq. ft. thus calculating an E.D.U. of 64. Although the proposed sewer manholes along Panama Lane have stubs, the discharge for the entire commercial site will enter Sewer Manhole No. 10 for a more conservative analysis. It is not anticipated that any other adjacent tract along Panama Lane will discharge into this proposed sewer system. A separate study will be required for any connections to the south of Panama and east of Old River Road. It is assumed the future residential tract to the east of Mountain Vista Road will tie into a stub at proposed Sewer Manhole No. 2. An assumed average lot size of 6,000 sq. ft. was used to determine 422 of E.D.U. The sites discharge to a cleanout that was provided from Tract 6140 on the west side of Mountain Vista Drive, an invert of 334.21 was potholed at this connection point. This cleanout was omitted from the analysis and taken at the proposed upstream manhole, Sewer Manhole No. 1. The proposed flow discharges through an existing 10” main line on Grand Prairie Drive as part Tract 6140. This system connects to the Buena Vista Trunk line via Calico Peak Street, which connects to the McCutchen Trunk line and ultimately to the Wastewater Treatment Plan No 3. The on-site sewer system within the Rite Aid property is very shallow. We are able to provide minimum cover by using PVC pipe with the slope of the pipe at 0.50%. This system can service to the future northerly commercial development. Rite Aid (Store #6716-01) SEWER STUDY 4 C.E.Q.A. Compliance Development of the proposed project will not result in significant impacts to the existing and proposed sewer collection and treatment facilities. The development will be serviced by the City of Bakersfield’s Wastewater Treatment Plant No. 3 which currently has a capacity of 32.0 million gallons per day.
