Regarding: 18th Street Apartment Project – Sewer Capacity Analysis

The 18th Street loft project is located on the south side of 18th street, between ‘C’ and ‘D’ streets in the
downtown Bakersfield district. The project contains 28 – one bedroom efficiency and loft style apartment
units. The purpose of this letter is to analyze the sewer discharge from the project and the assumed
capacity of the downtown collection system.
The project will sewer to an 8” sewer main located in the alley on the south side of the site. The 8” line
is very shallow and flows to the west. The 8” sewer main with a 0.35% slope, flowing half full, has a
capacity of 235,000 GPD. The pipe has plenty of capacity for the proposed project.
The project site is located in a CO zoning district which is a commercial land use. The gross area of the
parcel is 0.56 acres. Based upon the City sewer standards this parcel, if developed as a commercial site,
would be allowed to discharge 6,460 GPD/Gross Acre. The site commercial discharge would then be
0.56 X 6,460 = 3,600 GPD.
Project discharge – the project is a multi-family housing project that will have 28 dwelling units. These
units are one bedroom each and are intended for single or double occupancy. The City design manual
assumes double occupancy for multi-family dwelling units with an average daily flow rate of 100 gallons
per person. Based upon this design standard, the site would discharge about 5,600 GPD. Based upon the
gross acreage of the site and the zoning code, the site can have a maximum discharge of 3,600 GPD.
