AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD AMENDING TITLE SEVENTEEN OF THE
BAKERSFIELD MUNICIPAL CODE BY CHANGING THE LAND
USE ZONING OF THOSE CERTAIN PROPERTIES IN THE
CITY OF BAKERSFIELD LOCATED ON THE EAST SIDE OF
SADDLE DRIVE, APPROXIMATELY 400 FEET SOUTH OF
WHITE LANE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of those certain
properties in the City of Bakersfield located on the east side of
Saddle Drive, approximately 400 feet south of White Lane; and
WHEREAS, the Planning Commission, as a result of said
hearing, did make several general and specific findings of fact
which warranted a negative declaration of environmental impact
and a change of zoning of the subject properties from an A
(Agricultural) Zone to an R-1 (One Family Dwelling) or more
restrictive Zone, and the Council has considered said findings
and all appear to be true and correct; and
WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed pro-
ject; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the
Planning Commission herein on file, together with the reasons
advanced at the hearing for a change of zoning of said
properties, that a zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
the proposed zoning is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
1. All of the foregoing recitals are hereby found to be
true and correct.
2. An environmental assessment was made of the project,
and a Negative Declaration was adopted by the Planning Commission
after a public hearing thereon, and this Council hereby approves
and adopts the Negative Declaration.
3. Section 17.06.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield be and the same is hereby amended by
changing the land use zoning of certain properties in said City,
the boundaries of which properties are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN A (AGRICULTURAL) ZONE TO AN R-1 (ONE
FAMILY DWELLING) OR MORE RESTRICTIVE ZONE.
All that portion of the northeast quarter of
the northeast quarter of Section 18, T30S,
R27E, M.D.B.&M., in the City of Bakersfield,
County of Kern, State of California, more par-
ticularly described as follows:
Beginning at the northwest corner of Lot 56,
Tract 4345, Phase "C" recorded May 2, 1984,
Book 33, Page 101, in the Office of the County
Recorder of said County;
Thence along the northerly line of said Tract
the following three courses;
Thence (1) South 89v15'32" East, a distance of
110.00 feet;
Thence (2) South 00v44'28" West, a distance of
105.00 feet;
Thence

(3) South 89~15'32" East a distance of
feet to the northeast corner of said
Thence leaving said northerly line and contin-
uing South 89~15'32" East, a distance of
353.23 feet to a point of intersection with
the east line of said Section 18;
Thence North 00~58'59" East along said east
line a distance of 276.78 feet to a point
lying 433.22 feet south of the northeast cor-
ner of said Section 18;
Thence North 89v15'32" West parallel to the
north line of said Tract a distance of 99.40
feet;
Thence South 75v48'35" West, a distance of
46.57 feet;
Thence North 86u42'15" West, a distance of
270.27 feet;
Thence North 89°15'32" West, parallel to said
north line a distance of 225.00 feet;
Thence South 86v55'37" West, a distance of
180.40 feet;
Thence North 89u15'32" West, parallel to the
north line of said Tract a distance of 225.00
feet to a point of intersection with the east
line of Saddle Drive as shown on the map of
Tract 4345, Phase "A" recorded May 2, 1984,
Book 33 of Maps, Page 99, in said Recorder's
Office;
Thence South 00~44'28" West, along said east
line of Saddle Drive a distance of 159.78 feet
to the Point of Beginning.
Containing 6.24 acres more or less.
This ordinance shall be posted in accordance with the
City charter provisions and shall Decome effective thirty (30)
days from and after the date of its passage.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regu-
lar meeting thereof held on the 23rd day of October , 198--5, by
