GENERAL PROJECT NOTES
1. Contractor shall be responsible for meeting all City of Bakersfield standards and
specifications. Contractor will also be responsible for contacting the public utilities to
start electrical and water service in time for construction.
2. Contractor shall be responsible for meeting all appropriate public utility standards,
specifications and methods of construction.
3. Prior to the start of construction, all utility service meters (water and power) should be
installed and fully operational.
4. Contractor shall be responsible for contacting City Recreation & Parks, 661-326-3354,
and Public Works, 661-326-3049, for an on-site pre -construction meeting.
5. Contractor will coordinate construction with the appropriate City inspection official so
that inspections can be made at critical construction periods but in no case less than:
1) At the start of construction,
2) Prior to any back filling,
3) Prior to the installation of any plant material.
4) At the end of construction but prior to start of post -installation maintenance, and
5) At the end of post -installation maintenance period for written City acceptance.
6. Contractor will perform maintenance as identified in the specifications. All cost incurred
until this time will be at the expense of the contractor.
7. Contractor is responsible for securing final written acceptance by the City of Bakersfield
for this work. In no case will the contractor be released from maintenance of the
irrigation system or maintenance and replacement of dead, dying, damaged, or otherwise
unsuitable plant material until the City, in writing, accepts this work.
8. Contractor will field verify finished grades and verify that there is positive surface
drainage in all planters, turf areas and away from all planting holes. If positive drainage
does not exist notify landscape architect prior to proceeding for written authorization and
instructions to proceed.
9. City of Bakersfield standards and specifications sheet, included with this drawing set, and
C.O.B. standard details take precedence over all other specification or details.
10. All trees under utility lines are subject to change per C.O.B.
11. Contractor shall install a 6" concrete mow curb as per C.O.B. standards at each phase line
and limit of construction line & a 9" mow curb between wall and turf areas
12. Provide root barriers for each tree within 6' of any existing or proposed paving or
structure.
13. All plant material shall be approved by the owner's representative.
14. No planting shall be planted until the installation of the irrigation system is completed,
final grades have been established, planting areas have been properly graded, and soil
prepared and the work has been approved by the owner's representative.
15. Contractor shall demonstrate to the owner's representative the furnishing and installation
of specified soil amendments whether a soils test is required or not.
16. Contractor is responsible for care and maintenance of any existing landscape and
irrigation system during construction.
17. Contractor shall indicate irrigation sleeves by chiseling "IR" on the face at each location.
18. Prior to installation of any signage, subdivider shall submit two copies of subdivision
identification sign plans to the Building Director for review and approval pursuant to
BMC Section 17.60.110 (N). One copy of the signed plan shall also be submitted to the
Parks Division for review and approval. Sign plans shall include copy, dimensions, color
materials, lighting, anchorage and location of sign(s). Approval of wall plans by the
Public Works Director does not include approval of any signage.
19. Uniform development is required for this project. Should any portion of any phase or
subsequent phases be constructed at different intervals where the point of connections are
located in an area other than the current project area, the developer shall be responsible
for all incurred costs associated with the affected areas until the project's maintenance
period has been completed and a written final acceptance from the C.O.B. has been
achieved.
GENERAL IRRIGATION NOTES
1. Install materials as called out in details and as per specifications.
2. There shall be no deletions or substitutions without the approval of the owner, their agent,
and/or the landscape architect.
3. All sprinklers and valves shall be adjusted for required coverage with minimum or no
overspray. Landscape architect shall have final approval.
4. Components locations are approximate and diagrammatic as indicated.
5. All irrigation lines running under paved surfaces shall be installed in schedule 40 PVC
sleeves. No directional changes in the irrigation system shall be installed under pavement
or hardscape areas. All sleeves shall be a minimum 2 tunes larger than the irrigation line.
All sleeves crossing locations will be indicated by chiseling "IR" on the face of the
concrete curb. Verify with C.O.B. for approved method and type.
6. All systems are designed for performance at 30 & 35 PSI pressure.
7. Developer shall provide electrical power to the controllers' locations. Controller locations
are shown diagrammatically. Final location shall be decided at construction. Landscape
contractor shall be responsible for final connection.
8. Points of connection shall be to existing water line. See water layout plans and plumbing
plans for exact locations.
9. Contractor shall install controllers in enclosures in a Strong Box model 22 -SS. Verify
with C.O.B. prior to installation. Install as per C.O.B. specifications.
10. Quantities indicated on irrigation schedule may not be accurate. Contractor shall be
responsible to install all materials as per plans.
11. All irrigation valves shall be installed in square standard boxes and quick couplers shall
be installed in 10" round boxes, Ametek or approved equal (per C.O.B.). Each box lid
shall be heat branded. Verify with C.O.B for exact configuration.
12. Contractor shall provide and install two hot wires to each valve. Connect one (black) and
the second (red) will be a spare. One (blue) wire shall be used for the master valve.

13. Contractor shall provide and install two root watering systems per tree. Verify with
C.O.B. for exact configuations.
14. Contractor shall provide and install a schedule 80 PVC unions and ball valve, the same
size as the valve, at each valve location. Verify with C.O.B for exact configuration.
15. The developer shall be responsible for assuring that any concrete footings from the
adjacent block wall does not interfere with the installation and/ or location of the
irrigation and landscape materials.
16. Contractor shall pressure test mainline at a min. of 125 PSI for (2) hours. To be verified

period shall be the responsibility of the contractor.
4. All areas including, but not limited to turf, groundcover areas, concrete walks and slabs
shall be kept clean and free of weeds, litter, and debris.
5. Before weeds exceed two (2) inches in height, they shall be removed and disposed of off-
site. Serious weeds pests (i.e. blackberry, nut sedge or bind weeds) shall be spot sprayed PROJECT &CLIENT NAME
with a non-selective post -emergent herbicide as specified by a weed abatement company, PHASE 1 & 2
and left in place for (7) seven days. Areas sprayed shall remain unwatered for a
minimum of forty-eight (48) hours. Dead weeds shall be removed seven (7) days after
application and disposed of off-site.
6. Constant diligence shall be maintained for the advent of diseases, insects, and/or rodent TRACT 7267

SOILS MANAGEMENT REPORT
THE SOIL ANALYSIS REPORT WAS PREPARED BY MIDWEST LABORATORIES. SODIUM LEVELS ARE
VERY HIGH AND ORGANIC MATTER IS VERY LOW. THE NITROGEN, PHOSPHORUS LEVELS ARE VERY
HIGH, AND POTASSIUM LEVELS ARE LOW. CONSIDER FERTILIZERS LOW IN NITROGEN AND
PHOSPHORUS VALUES.
THE ANALYSIS SHOWS THE SOIL TO BE VERY LOW IN ORGANIC MATTER. THIS WILL LIMIT THE
SOILS ABILITY TO STORE AND EXCHANGE NUTRIENTS ALONG WITH POOR PHYSICAL
CHARACTERISTICS. HIGH RATES OF STABLE ORGANIC MATTER NEEDS TO BE ADDED BEFORE
INSTALLATION OF PLANT MATERIAL.
THE FIRST NUMBER ON THE SOIL TEST THAT STANDS OUT IS THE pH, WHICH IS AT 7.5. THE pH OF
AN ALKALINE SOIL IS LOWERED BY ADDING SULFUR, IRON SULPHATE OR ALUMINUM SULPHATE,
ALTHOUGH THESE TEND TO BE EXPENSIVE, AND THE EFFECTS SHORT TERM. IDEALLY YOU WANT
THE pH TO BE CLOSER TO 7.0.
REDUCING THE SOIL pH WILL ALSO INCREASE THE AVAILABILITY OF FERTILIZERS ALREADY IN
THE SOIL THAT ARE UNAVAILABLE TO THE PLANT, OR WHEN FERTILIZERS ARE ADDED,
REDUCING THE pH WILL INCREASE THE UPTAKE OF THOSE NUTRIENTS. REMEMBER THAT
PHOSPHATE IS THE KEY TO ALL PLANT CELL PROCESSES INVOLVING ENERGY TRANSFER.
PLANTS USE PHOSPHATE IN ATP WHICH IS THE CURRENCY OF ENERGY EXCHANGE IN A PLANT.
WITHOUT PHOSPHATE IN ADEQUATE SUPPLY A PLANT CANNOT EXCHANGE ALL THE ENERGY
COLLECTED FROM PHOTOSYNTHESIS. THESE PLANTS MAY REMAIN GREEN, BUT WILL NOT
THRIVE AND GROW WELL.
SODIUM IS SHOWING CONCENTRATED LEVELS WHICH CAN AFFECT THE PLANTS AFTER
INSTALLATION. THE SYMPTOMS OF SODIUM TOXICITY OCCUR FIRST ON THE OLDEST LEAVES
SINCE A PERIOD OF TIME IS NORMALLY REQUIRED BEFORE ACCUMULATION REACHES TOXIC
CONCENTRATION. SYMPTOMS USUALLY APPEAR AS A BURN OR DRYING OF TISSUE AT THE
OUTER EDGES OF THE LEAF AND AS SEVERITY INCREASES, THE SYMPTOMS PROGRESS INWARD
BETWEEN THE VEINS TOWARDS THE CENTER OF THE LEAF.
THE BEST RECOMMENDATION FOR THIS PROPERTY WOULD BE TO ADD HUMIC ACID IN GRANULAR
FORM. THE HUMIC MOLECULES WILL HELP WITH THE RELEASE OF NUTRIENTS AND BALANCE THE
pH NATURALLY.
THE GRANULAR HUMIC ACID MENTIONED ABOVE IS pH 3.0 WHICH WILL ALSO INCREASE THE
AVAILABILITY OF PHOSPHOROUS THAT IS STORED IN THE SOIL.
IRON IS MODERATE, AND COULD BE ADDED DURING PRE -PLANT OR IN FERTILIZATION PROGRAM.

FIRST STEP IS TO AMEND THE SOIL WITH A HIGH QUALITY STABLE HUMIC ACID PRODUCT. THIS
WILL GIVE THE SOIL THE ORGANIC MATTER IT NEEDS, AND BECAUSE IT IS STABLE, IT WILL
BUFFER SODIUM, AND BALANCE THE pH NATURALLY FOR YEARS, WITH ADEQUATE MAINTENANCE.

WORKMANSHIP OR CONSTRUCTION OF A BETTER QUALITY, HIGHER STANDARD OR LARGER SIZE THAN IS
REQUIRED BY THE ABOVE RULES, REGULATIONS OR REQUIREMENTS, THESE SPECIFICATIONS AND THE
DRAWINGS SHALL TAKE PRECEDENCE.

OBJECTIONABLE DISFIGUREMENTS. ALL PLANTS SHALL HAVE A NORMAL, WELL-DEVELOPED BRANCH
SYSTEM AND VIGOROUS AND FIBROUS ROOT SYSTEM WHICH IS NOT ROOT BOUND AND IS FREE OF KINKED

2. NURSERY GROWTH STOCK SHALL BE SELECTED FROM HIGH QUALITY, WELL -SHAPED STOCK, GROWN

THE SPECIES AND VARIETY OF COMMERCIALLY AVAILABLE NURSERY STOCK.
3. WHERE APPLICABLE, CALIPER SHALL BE THE DIAMETER OF THE TRUNK ONE FOOT (1') ABOVE THE GROUND
SURFACE.
4. OVERSIZE PLANTS MAY BE USED IF NOT ROOT BOUND, BUT SHALL NOT INCREASE THE CONTRACT PRICE.
UP TO TEN PERCENT (10%) OF UNDERSIZED PLANTS IN ANY ONE (1) VARIETY AND GRADE MAY BE USED;

C. FERTILIZERS
1. FERTILIZERS SHALL COMPLY WITH APPLICABLE REQUIREMENTS OF THE STATE AGRICULTURAL CODE AND
SHALL BE PACKAGED, FIRST GRADE, COMMERCIAL QUALITY PRODUCTS IDENTIFIED AS TO SOURCE, TYPE
OF MATERIAL, WEIGHT AND MANUFACTURER'S GUARANTEED ANALYSIS. FERTILIZERS SHALL NOT CONTAIN
TOXIC INGREDIENTS IN QUANTITIES HARMFUL TO HUMAN, ANIMAL, OR PLANT LIFE. WHEN REQUESTED,
CONTRACTOR SHALL FURNISH THE CITY WITH CERTIFICATE OF COMPLIANCE STATING THAT THE MATERIAL
SUBSTANTIALLY MEETS THE SPECIFICATIONS.
2. COMMERCIAL FERTILIZER SHALL BE A PELLETED, BEADED, OR GRANULAR PRODUCT HAVING THE
CHEMICAL ANALYSIS SPECIFIED HEREIN AND SHALL BE FREE-FLOWING MATERIAL DELIVERED IN ORIGINAL
UNOPENED CONTAINERS. USE OF MATERIAL WHICH BECOMES CAKED OR OTHERWISE DAMAGED SHALL
NOT BE PERMITTED.
3. ORGANIC BASE FERTILIZER SHALL BE COMPRISED OF DECOMPOSED ANIMAL, FISH AND VEGETABLE
MATTER WITH HUMIC ACIDS AND A BACTERIAL STIMULANT, MANUFACTURED AS LIVE EARTH FIRST GREEN
5-3-1 PRODUCT.
D. AMENDMENTS
1. NITROGEN STABILIZED ORGANIC AMENDMENT SHALL BE A GROUND OR PROCESSED WOOD PRODUCT
DERIVED FROM WOOD OF REDWOOD, FIR OR CEDAR, TREATED WITH A NON-TOXIC AGENT TO ABSORB
WATER QUICKLY. NITROGEN CONTENT, BASED ON DRY WEIGHT, SHALL BE 0.5% FOR REDWOOD AND 0.7%

G. SOIL PREPARATION (SHRUB BED AREAS)
1. FERTILIZING AND CONDITIONING MATERIALS SHALL BE AS SPECIFIED IN THIS SET OF PLANS.
H. WEED ABATEMENT OPERATIONS
1. THE IRRIGATION SYSTEM AND FINISH GRADE SHALL BE COMPLETED PRIOR TO WEED ABATEMENT
OPERATIONS.
2. CONTRACTOR SHALL OPERATE THE IRRIGATION SYSTEM TO KEEP PLANTING AREAS UNIFORMLY MOIST

THEY ARE IN OR NEAR THE PROJECT.
5. WEEDS AND DEBRIS SHALL BE DISPOSED OF OFF-SITE.

1. BACKFILL SHALL BE AS SPECIFIED IN THIS SET OF PLANS.
J. INSTALLATION
1. STAKE PLANT LOCATIONS AND SECURE APPROVAL FROM THE CITY BEFORE EXCAVATING PITS.

GYPSUM BEFORE BACKFILLING.
2. CONTAINERS SHALL BE OPENED AND REMOVED SUCH THAT THE ROOTBALL IS NOT INJURED.
3. WATER ALL PLANTING AREAS THOROUGHLY AFTER INSTALLATION OF PLANT MATERIALS. ADDITIONAL
BACKFILL SHALL BE ADDED TO FILL VOIDS CAUSED BY WATER SETTLEMENT.
K. TREE STAKING
TREES SHALL BE STAKED AT TIME OF PLANTING AS INDICATED IN THE DETAILS ON THE DRAWINGS.
L. GUARANTEE
1. CONTRACTOR SHALL GUARANTEE PLANT MATERIAL THROUGH ONE (1) FULL YEAR AFTER THE DATE OF
ACCEPTANCE OF THE WORK.
2. REPLACEMENT PLANT MATERIAL SHALL BE OF THE SAME SPECIES, VARIETY, & SIZE AS ORIGINALLY
PLANTED AND SHALL BE GUARANTEED FOR ONE (1) FULL YEAR FROM THE DATE OF RE -PLANTING.
3. COST INCURRED DUE TO REPLACEMENT OF DEAD OR DYING PLANT MATERIAL SHALL BE THE
RESPONSIBILITY OF THE CONTRACTOR.
END OF SECTION
POST -INSTALLATION MAINTENANCE PERIOD
A. GENERAL
1. CONTRACTOR SHALL PROVIDE ALL LABOR, MATERIALS AND EQUIPMENT TO PERFORM WORK DURING
THE POST -INSTALLATION MAINTENANCE PERIOD, AS SPECIFIED HEREIN, INCLUDING BUT NOT LIMITED
TO; ADEQUATE WATERING OF PLANT MATERIAL, REPLACING UNSUITABLE PLANT MATERIAL AND
CONTROLLING WEEDS, RODENTS AND OTHER PESTS.
2. CONTRACTOR SHALL MAINTAIN THE PROJECT ON A CONTINUOUS BASIS FROM THE FIRST DAY AFTER
PLANTING IS COMPLETED, UNTIL ACCEPTANCE OF THE WORK.
3. COSTS INCURRED DUE TO DAMAGE OR REPLACEMENT DURING POST -INSTALLATION MAINTENANCE
PERIOD SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
4.. UNLESS STIPULATED OTHERWISE BY THE CITY, THE POST -INSTALLATION MAINTENANCE PERIOD SHALL
CONSIST OF A MINIMUM OF THREE HUNDRED SIXTY FIVE (365) CONSECUTIVE CALENDAR DAYS.

B. EXECUTION
1. ALL AREAS INCLUDING, BUT NOT LIMITED TO, SHRUB BEDS, GROUND COVER, AND CONCRETE
FLATWORK, SHALL BE KEPT CLEAN AND FREE OF WEEDS, LITTER AND DEBRIS.
2.. SUBSURFACE DRAINS AND CATCH BASIN GRATES SHALL BE KEPT CLEAR OF LEAVES, LITTER AND DEBRIS
TO ENSURE UNIMPEDED PASSAGE OF WATER. DRAINLINES SHALL BE PERIODICALLY FLUSHED WITH
CLEAR WATER TO AVOID BUILD-UP OF SILT AND DEBRIS.
3. BEFORE WEEDS EXCEED TWO INCHES2" IN HEIGHT, THEY SHALL BE REMOVED AND DISPOSED OF
OFF-SITE. SERIOUS WEEDS SHALL BE SPOT SPRAYED AND LEFT IN PLACE FOR SEVEN (7) CALENDAR
DAYS. AREAS SPRAYED SHALL REMAIN UNWATERED FOR A MINIMUM OF FORTY-EIGHT (48) HOURS.
DEAD WEEDS SHALL BE REMOVED SEVEN (7) CALENDAR DAYS AFTER APPLICATION AND DISPOSED OF

2. CONTRACTOR SHALL PROVIDE FOR DELIVERY OF WATER IN SUFFICIENT QUANTITIES AND ADJUST
WATER APPLICATION TO COMPENSATE FOR SEASONAL CONDITIONS.
3. COSTS INCURRED DUE TO REPAIR OR REPLACEMENT OF EQUIPMENT SHALL BE THE RESPONSIBILITY OF
THE CONTRACTOR. REPLACEMENT PARTS SHALL BE IDENTICAL TO THE MATERIAL AND AS INDICATED
ON THE DRAWINGS AND SPECIFIED HEREIN.
D. SHRUB BED AREAS
IF AN AGRICULTURAL SUITABILITY SOILS REPORT IS NOT AVAILABLE, GROUND COVER AREAS SHALL BE
FERTILIZED WITH GRO-POWER HI -NITROGEN 14-4-9 OR APPROVED EQUAL EVERY FORTY-FIVE (45)
CALENDAR DAYS, AT A RATE RECOMMENDED BY THE MANUFACTURER.
E. TREES
1. IF REQUIRED, OR AT THE DIRECTION OF THE CITY, TREES PLANTED AS PART OF THE CONTRACT SHALL
BE PRUNED OR HEADED BACK, TO ELIMINATE DISEASED OR DAMAGED GROWTH, REDUCE TOPPLING OR
WIND DAMAGE, MAINTAIN GROWTH WITHIN SPACE LIMITATIONS, MAINTAIN NATURAL APPEARANCE, DUE
TO VANDALISM, AND TO BALANCE THE CROWN WITH THE ROOT STRUCTURE.
2. STAKING OF TREES SHALL BE CHECKED FREQUENTLY FOR DAMAGE, AND TO PREVENT CHAFFING OR
GIRDLING. COSTS INCURRED DUE TO DAMAGE OR REPLACEMENT DUE TO IMPROPER STAKING
MATERIALS SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
3. AT THE REQUEST OF THE CITY, WOUNDS OVER ONE AND ONE-HALF INCH (1 1/2") IN DIAMETER MAY BE
SEALED WITH AN APPROVED TREE SEAL.
4. DEAD OR DYING TREES SHALL BE IMMEDIATELY REPLACED AT THE CONTRACTOR'S EXPENSE WITH
MATERIAL OF THE SAME SPECIES AND SIZE AND GUARANTEED AS DESCRIBED IN THESE
SPECIFICATIONS.
5. CONTRACTOR SHALL EXERCISE PREVENTIVE MEASURES WHEN USING STRINGLINE TRIMMERS NEAR
TREE TRUNKS. COSTS INCURRED DUE TO DAMAGE OR REPLACEMENT OF TREES DUE TO IMPROPER
MEASURES SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
F. INSPECTION
UPON COMPLETION OF THE POST -INSTALLATION MAINTENANCE PERIOD, CONTRACTOR SHALL REQUEST
AN INSPECTION FOR ACCEPTANCE OF THE WORK PERFORMED IN ACCORDANCE WITH THE CONTRACT
DOCUMENTS. THE REQUEST SHALL BE MADE TO THE CITY, A MINIMUM OF SEVEN (7) CALENDAR DAYS
PRIOR TO THE DATE FOR INSPECTION.
