AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD AMENDING TITLE SEVENTEEN OF THE
BAKERSFIELD MUNICIPAL CODE BY CHANGING THE LAND
USE ZONING OF THOSE CERTAIN PROPERTIES IN THE CITY
OF BAKERSFIELD LOCATED ON THE WEST SIDE OF SADDLE
DRIVE, 1,400 FEET SOUTH OF FRASER ROAD (WHITE LANE).
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of those certain
properties in the City of Bakersfield located on the west side of
Saddle Drive, 1,400 feet south of Fraser Road (White Lane); and
WHEREAS, the Planning Commission, as a result of said
hearing, did make several general and specific findings of fact
which warranted a negative declaration of environmental impact
and a change of zoning of the subject properties from an A
(Agricultural) Zone to an R-1 (One Family Dwelling) or more
restrictive Zone and the Council has considered said findings and
all appear to be true and correct; and
WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed pro-
ject; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the
Planning Commission herein on file, together with the reasons
advanced at the hearing for a change of zoning of said
properties, that a zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
the proposed zoning is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
1. All of the foregoing recitals are hereby found to be
true and correct.
2. An environmental assessment was made of the project,
and a Negative Declaration was adopted by the Planning Commission
after a public hearing thereon, and this Council hereby approves
and adopts the Negative Declaration.
3. Section 17.06.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield be and the same is hereby amended by
changing the land use zoning of certain properties in said City,
the boundaries of which properties are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN A (AGRICULTURAL) ZONE TO AN R-1 (ONE
FAMILY DWELLING) OR MORE RESTRICTIVE ZONE:
All that portion of the Northeast Quarter of
Section 18, Township 30 South, Range 27 East,
M.D.B.&M., City of Bakersfield, County of
Kern, State of California, more particularly
described as follows:
Commencing at the North Quarter corner of said
Section 18;
Thence South 0056'06" West along the west line
of said Northeast Quarter a distance of
1,564.99 feet to the True Point of Beginning;
Thence continuing South 0056'06" West along
said west line a distance of 905.82 feet;
Thence South 89°03'54" East a distance of
125.00 feet;
Thence South 84043'25" East a distance of 62.16
feet;
Thence South 85017'49" East a distance of
140.00 feet;
Thence South 80056'53" East a distance of 263.72
feet;
Thence North 87041'54" East a distance of
287.37 feet;
Thence North 84°12'13" East a distance of
371.96 feet;
Thence North 85°27'11" East a distance of
80.41 feet;
Thence North 76°37'41" East a distance of
93.86 feet;
Thence South 89015'32,, East a distance of

102.46 feet to the beginning point of a
1,970.00 foot radius non-tangent curve from
which point the center of said curve bears
South 3°39'11" West;
Thence Easterly along said curve through a
central angle of l°09'48" a distance of 40.00
feet;
Thence North 0044'28" East a distance of
264.97 feet to a point on the south line of
Tract 4345 Unit "C" recorded May 2, 1984 in
Map Book 33 at Page 101 in the Office of the
County Recorder of said County;
Thence North 89015'32,, West along said south
line of said tract and the south line of Tract
4345 Unit "A" recorded May 2, 1985 in Map Book
33, at Page 99, a distance of 490.00 feet to
the beginning point of a 20.00 foot radius
tangent curve concave to the southwest, said
point being a point of cusp;
Thence Southeasterly along said curve through
a central angle of 90°00'00" a distance of
31.42 feet;
Thence South 0044'28,, West a distance of 99.98
feet;
Thence North 89015'32" West a distance of
1,237.11 feet to the True Point of Beginning.
Containing 37.02 acres more or less.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regu-
lar meeting thereof held on the 18thday of December , 1985, by
