SOILS REPORT RECOMMENDATIONS Tl -IE FOLLOWING I:3 AN EXCERPT FROM THE SOILS REPORT PREPARED BY BSK FOR THIS PROJECT. THE CONTRACTOR SHALL OBTAIN A COMPLETE COPY OF THE SOILS REPORT. 1. It is our opinion that neither sail " geologic conditions were mcoutiared during the investigation dW would preclude the construction of &a ptWosed doveiopmmt provided elle recommendations pied herein are followed and implemmt3ed &6r 8 o instruction. 2. It appears That alinimum grafng was performed in this area during golf course construction. It was foetid, how. -ow, that the near surfs= soils are non-uniform and vary fi,om sandy to clayey. In their present condition the existing soils are not considered suitable for foundatiicn support; however, these soils are suitable for reg -use as an engineered fill provided the procedures outlined in the Grad&g section of this report we fbHowed (see► Section 6.4). 3. The site cantatas mature trees. The trees and tree roots lamer than 3 inches in diameter should be removed. If tree remcval produces mvitiea that will not lie imorpomted in the engineered fill, the cavity should be backfilled as ettgitreered fill. All excavation bottoms must be observed and approved ley the Geotechnical Fagineer (a repmscr>tative, of GeoconX prior to placing fill. The area prtsently occupied by the maintenance building is scheduled for eventual residential developmeM The existing improvements should be removed in their entirety and the building pads constructed as indicated in this report. Any cavities extending below the grading plan must be filled with engineered fi1L 15. Foundations for small outlying structures, such as property line walls or trash earlosures, which will not be tied -in to the proposed structures, may be supported on conventional foundations hearing in properly zompaeted fill or native soils at or below a depth of two fed. It is essential that proper drainage be maintained adjacent to foundations in order to minimize sau:ration of the soils and any foundations supported therein. 6. Where now paving is to be placed, it is recommoanded Haat all existing soft or disturbed soils be removed and properly recom. acted for paving support, The client should be aware that removal and recompa:.tion of all soft or disturbed soils in the area of new paving is not required, however, paving cor»icted over existing unsuitable native soils may experience increased settlement and/or crackin& and may therefore have a shorter design life and increased maintenance costs. As a minimum, the upper twelve inches of soil should be scarified and. properly compa ted. Paving recommendations are provided in the Peelimincuy Pavement Recommenrdatiom section of this report (see Section 6.10). 7. Earthwork_ should be observed, and compacted fill tested by representatives of Cleocon Wand Empire, Inc. 8. A precon. lruction conference should be held at the site prior to the beginning of grading operations with the owner, contractor, civil engineer and geotechnical enginwr in attendance. Special soil handling requirements can be discussed at that unite. 9. A post -tensioned Qoncrete slab and foundation system may be utilized for support of the prel►osed residential itrueturea. All gnuctum ;0oald be underlain by a minimum one foot thick blanket of newly plaG.-d engineered fill that extends a minimum of five feet heymd the edge of proresed foundations or for a distance equal to the depth of fill below the fouttdatiort.% whichever is grater. The gust-telrsioned systems should be designod by a strumural engineer experienced in post -tensioned slab design and design criteria of the Post -Tensioning Institute (UBC Section 1816), Although this procedure was developed for expansive soils, a is understood that it can also be used to redwo the potential for foundation distress due to differential sealement. The Post -tensioned design should incorporate the geotechnical parameters presented in the tabic on the following page. 10. Grading should oommence with the, removal of all existing improvemeata from the area to be graded. The areas to receive cornpacted fill shall be stripped of all vegetation, existing fill, and raft or disturbed soils. Existing site soils may be utilized as enginamd fill provided the sails are well -blended to create uniformity beneath proposed structures. Deleterious dtbris such as wood and tree roots should be excavated and removed from the site. Deleterious debris must not be mixed with the till soils, Asphalt and concrete should not be mi nd with the fill soils unless approved by the Geotechnical Engineer. 11. All fill and backfill soils should be placed in horizontal loose layers approximately 6 to 8 inches thtAq moisture conditioned to 2 percent above optimum moisture content: and compacted to at least 90 percent relative compaction, as determined by ASTM Test Mezhod D 1557-Q2. 12. Utility treltches should be properly backfilled in accordance with the requirements of the Careen Boeck (latest edition). The pipe should be bedded with clean. sands (Sand Equivalent greater than 30) to a depth of at lost one foot over the pipe.
