Some work may be shown offset for clarity. The actual location of all materials, piping, ductwork, fixtures, equipment, supports, etc. shall be carefully planned, prior to installation of any work to avoid all interferences with each other, or with structural, electrical, architectural or other elements. Verify the proper voltage and phase of all equipment with the electrical plans. All conflicts shall be called to the attention of the architect and the engineer prior to the installation of any work or the ordering of any equipment. 2. All penetrations of surfaces by piping and conduit shall be caulked. 3. Any and all surfaces affected by the demolition and installation of the mechanical, electrical, and related components shall be patched back and restored to original condition. Patch and paint with materials, colors, and textures to match existing. Carefully coordinate demolition and restoration scope of work prior to submitting bid. 4 Demolition of any component shall include all hangers, supports, bracing, wiring, etc. All sub systems related to component slated for demolition shall be removed and the affected surface patched back to match existing. 5. All piping, equipment, conduit, etc. shall be supported and braced in accordance with the 2010 California Building Code. 6. No roof joists or other structural members are to be cut. Use existing roof openings and/or fit ducts between existing joists. Any modifications to structural members require approval from the architect and DSA prior to performing any work. MEP Component Anchorage Notes: All mechanical, plumbing and electrical components shall be anchored and installed per the details on the approved construction documents. Where no detail is indicated, the following components shall be anchored or braced to meet the force and displacement requirements prescribed in the 2010 CBC, Sections 1615A.1.12 through 1615A.1.22 and ASCE 7 -05 Chapter 6 and 13. 1. All permanent equipment and components. 2. Temporary or movable equipment that is permanently attached (e.g. hard wired) to the building utility services such as electricity, gas or water. 3. Movable equipment which is stationed in one place for more than 8 hours and heavier than 400 pounds are required to be anchored with temporary attachments. No more than one motor of 10 HP or more within a single building can start at one time. This applies during any startup, including startup after power interruption. Provide a four second delay between motor startups. Under Specification Section 15900, furnish labor, tools, services, electrical connections and equipment required by the specifications, mechanical plans, control drawings, and sequences of operations. Devices requiring control shown on the mechanical plans, but which are not addressed by control references or the Mechanical Equipment Schedule, must be interlocked with and /or controlled by the EMS. Control diagrams are diagrammatic and show the intent of a sequence, but not the exact details pertaining to all points of connection. Provide power supplies and control interfaces as required. All numerical values shown in the Sequence represent default starting points. Values shall be software adjustable to an authorized user. VARIABLE FREQUENCY DRIVES Variable Frequency Drives shall communicate with the EMS. Input information shall include start/stop and a signal to indicate the desired speed. Information returned to the EMS shall include output speed (in %). Field programming of VFDs shall be provided under Specification Section 15900. Programming shall include ramping characteristics, setting the full -load amps for the connected motors, maximum speed, and other information as may be required to satisfy the sequences of operation. TEMPERATURE RESET When temperature set- points are reset according to the demands of a particular zone, the EMS shall keep track of the zone calling for the reset. If any single zone is requiring system reset more then 90% of the time during any day, that zone condition shall issue a warning alarm to the EMS. Valve • Supply Temp • Filter D.P. • Zone Thermostat SEQUENCE OF OPERATION AIR HANDLERS AND FAN COIL General Boiler & Chiller Systems: • Boiler Start / Stop / Status • HWP -1 Pump Start / Stop / Status • HW system supply and return temps • Chi I ler Start / Stop / Status • CWP -1 Pump Start / Stop / Status • CW system supply and return temps Systems shall start one hour prior to occupancy. At this time, O.A. dampers shall open to a minimum position to admit O.A. CFM as specified on the plans. When cold outdoor conditions dictate that the EMS start the units more than one hour before occupancy, the units will start, but the O.A. dampers will remain shut until one hour before occupancy. Supply Fan Control Whenever supply fans are shut down, outdoor air dampers will close. On hot and chilled water systems, control valves on the air handler coils will also close. Variable speed fans shall ramp up slowly and monitor air flow so as to not over pressurize the ductwork should automatic dampers or fire /smoke dampers be closed. Once started, the supply fans of systems will remain ON until turned OFF by the EMS at the end of the day. Each system may have an individual start and stop time. Control Valves When any fan shuts down, 2 -way chilled or hot water valves serving the air handler or terminal devices shall also close. On systems with 3 -way valves, the valve will close to the coil. Cooling On systems with economizers, the first stage of cooling shall be with outside air. Mixed -air (low limit) temperature shall not fall below 55 degrees. Under Specification Section 15900, provide controls to start, stop, and control supply fans speed to maintain system static pressure. Provide means of control and actuators to control O.A. and Zone dampers as required. Provide means of control and control valves for modulation of flow through air handler coils. Provide temperature sensors to monitor supply air, return air, mixed air, and outdoor air. Provide an adjustable pressure switch across the unit filters and current sensors for air handier supply and return fan motors. If the timeclock- override button on any room sensor is pushed, the air handler supplying air to that zone will come on for a period of two hours (software adjustable) unless other noted. Provide one room sensor with adjustable set point and digital read -out for every temperature control zone. Sensor shall be furnished with a "Warmer- Cooler" slide switch for occupant adjustment. Temperature set point and span shall be software adjustable. MULTI -ZONE AIR HANDLER, AH -1, AH -2 Zone control of the multi -zone air handler shall be accomplished by the room sensor controlling the hot deck and cold deck dampers at the MZ unit. If a zone requires cooling, the cold deck damper modulates as required to deliver the required quantity of air to the zone. In essence, this acts as a VAV system. During this time, the hot deck damper is completely closed. As less cooling is required, the cold deck damper closes until 20% of the "Maximum Zone Cooling" CFM is reached (as calibrated during the air balance procedure). In heating, the hot deck damper will modulate between 20 and 100% airflow, and the cold deck damper will be completely closed. Cold and Hot Deck Temperature Control Cold and hot deck supply air temperatures shall be reset as required to satisfy the critical zone.
