Tenant interior finishes upgrade 1300 18" Street, Bakersfield CA 93301 Dear Mr. Lee, Per our meeting of September 27, 2010 and discussion of this issue, this letter along with drawings and photographic exhibits, are provided to support the above reverenced Hardship Application for the above subject property. The building owner, Lee Development Group LLC has been request by the US General Services Administration, a tenant occupying roughly 2,800 square feet on the ground floor, to update interior finishes as apart of a lease renewal. In that process it was noted that an emergency only exit door (with no exterior hardware) was not provided with a ramp in compliance with current CBC or ADA requirements. It is the building owner's desire to modify the exit landing to be compliant while considering all existing conditions. . A required 6' -6 "x 5' -0" exit landing is provided along with a 6' -0" ramp with a 1:12 slope to overcome the 6" step between the landing and the adjacent public walkway; however, to avoid encroaching beyond the property line and into the public right of way it is proposed that the ramp extend by a dimension of 11/2" into a portion of the exit landing. The actual length of the exit landing is 7' -3" providing an additional 9" of landing in the long axis while being only diminished by 1112" in the narrow axis. We believe that accessibility from this emergency "exit only" condition as proposed by the attached solution complies with the intent of both sets of accessibility regulations while avoiding a possible tripping hazard that could result from the ramp's encroachment into the public right of way.
