CONSENT CALENDAR PUBLIC HEARINGS a. Conditional Use Permit No. 18-0237: Approval of a Conditional Use Permit to allow a
recovery station (17.64.020.B) in a C-C (Commercial Center Zone) district located at 1227 Chester Avenue. A finding that the project is exempt from the California
Environmental Quality Act will also be considered. (Owner / Applicant: Rick Rhodes / Paul Dhanens Architect, Inc.)

b. Zoning Modification No. 18-0249: Approval of a Zoning Modification to allow a duplex with a 5 foot side yard setback where a minimum 10 feet is required when
adjacent to a lot developed of one-family character (17.14.050.C) in an R-2 (Limited Multiple-Family Dwelling Zone) district located at 311 Milham Drive. A finding that
the project is exempt from the California Environmental Quality Act will also be considered.

c. Zoning Modification No. 18-0276: Approval of a Zoning Modification to allow
dwellings with a 25 foot rear yard setback where a minimum 50 feet is required when adjoining property zoned agricultural (17.08.150.A) on 17 residential lots in the
R-1 (One-Family Dwelling Zone) district generally located at 6001 Windermere Drive (Vesting Tentative Tract Map No. 7335). A finding that the project is exempt from
