This Certificate of Compliance is being issued and recorded for 1 parcel.
A division of land occurred by the sale of a portion of Lot 21 of Tract 2290, filed March 11,
1960, in Book 11 of Maps, Page 60, to the owners of the adjoining Lot 22, HENRY LOSTAUNAU,
JR. and ESTHER LOSTAUNAU, husband and wife, as joint tenants. The land conveyed is a
portion of the SW 1/4 of Section 15, T. 29 S., R. 28 E., M.,D. M. Said sale is described in that Grant
Deed recorded December 20, 1976, in Book 4994, Page 2367, O. R. The intent of the sale was to
adjust the boundaries of lots 21 & 22 by taking from Lot 21 that land described in said deed and
adding it to Lot 22. A map was filed with the City of Bakersfield Planning Department showing the
adjustment, and it was approved by the City. However, apparently no Certificate of Compliance was
recorded to provide constructive notice of said adjustment.
Therefore, at the request of the property owner, the undersigned City Engineer of the City
of Bakersfield, designated by ordinances of said City as Advisory Agency with respect to Parcel Map
Waivers, Lot Line Adjustments, and Certificates of Compliance and acting herein on behalf of the
City of Bakersfield, hereby states that that parcel of land created by the division of land described
above, namely being all of Lot 22 of Tract 2290 together with that portion of land described in the
above - mentioned Grant Deed, complies with the provisions of the Subdivision Map Act of the State
of California and Chapter 16 of the City of Bakersfield Municipal Code regulating divisions of land.
This certificate relates only to issues of compliance or noncompliance with the Subdivision
Map Act and local ordinances enacted pursuant thereto. The parcel described herein may be sold,
leased, or financed without further compliance with the Subdivision Map Act or any local ordinance
enacted pursuant thereto.
