SCHULZ, Director November 22, 1989 Alta /Hughes 218 South H Street Bakersfield, Ca. 93304 RE: PARCEL MAP WAIVER NO. 30 -89 NOTICE OF DECISION & FINDINGS Gentlemen: This is to inform you of the Advisory Agency's review of your request for the waiver of a parcel map to subdivide and adjust portions of Lots 8, 11, 12, & 13 of Kern County Sales Map No. 1 of Lands of J. B. Haggin. The site is located north & south of Fairview Road, between Monitor Street and Union Avenue. The site is identified as Assessor's Parcel Numbers 412 - 010 -39, 412 - 010 -13, 413 - 020 -15, and 413- 020 -14. The title report lists the owners as RALPH M. PALLA and DOROTHY C. PALLA. We have determined that the filing of . a parcel map would serve no substantial public purpose. In accordance with the provisions of the Subdivision Map Act and Chapter 16 of the City of Bakersfield Municipal Code, and subject to your conformance with the above - mentioned codes and your fulfillment of the following comments and conditions, we hereby approve your request and make certain findings which are attached. 1. Prior to recordation of a Certificate of Compliance, the applicant shall �^,� provide a fully and properly executed offer of dedication for additional right of way on Fairview Road for a major .collector street. Show the G Y� additional dedication requirement on Exhibit "B ". 2. The project is categorically exempt per Section 15315, Class 15 of CEQA (Minor Land Division). (2) The proposed division of land, together with the provisions proposed for its design and improvement, is consistent with the City General Plan and with any adopted specific plan, as mentioned in Section 66473.5 of the Subdivision Map Act. (3) The discharge of waste from the proposed division of land into an existing community sewer system does not result in violation of existing' requirements prescribed by a California Regional Water Quality Control Board pursuant to Division 7 (commencing with Section 13000) of the Water Code, as mentioned in Section 66474.6 of the Subdivision Map Act.
