1. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH APPLICABLE SECTIONS OF
THE UNIFORM BUILDING CODE, CURRENT EDITION, C.O.B. STANDARDS AND SPECIFICATIONS.
2. CONCRETE SHALL CONFORM TO THE FOLLOWING:
CEMENT: PORTLAND CEMENT, TYPE II, ASTM C-150
AGGREGATE: ASTM C-33, 1 1/2" MAXIMUM
WATER: CLEAN AND DRINKABLE
MINIMUM ULTIMATE COMPRESSIVE STRENGTH - CLASS "B" CONCRETE (28 DAYS): 2500 PSI

3. REINFORCING STEEL SHALL CONFORM TO THE FOLLOWING:
SHALL BE DEFORMED BARS CONFORMING TO ASTM A615, GRADE 40. CONTINUOUS
BAR LENGTH:
CONCRETE FOOTING: 30 BAR DIAMETER
BLOCK WALL: 40 BAR DIAMETER
4. FOUNDATION SHALL CONFORM TO THE FOLLOWING:
SOIL TYPE: SILTY SAND
FOR ALLOWABLE SOIL BEARING VALUES REFER TO SOIL BEARING SCHEDULE OR THE SOILS REPORT, AS PROVIDED

5. MASONRY UNITS SHALL CONFORM TO THE FOLLOWING:

ULTIMATE COMPRESSIVE STRENGTH: 1500 PSI
MORTAR: TYPE "S" - 1200 PSI ® 7 DAYS & 1800 PSI ® 28 DAYS.
GROUT: COARSE GROUT - 1500 PSI ® 7 DAYS & 2500 PSI ® 28 DAYS.
CONCRETE BLOCKS: MASONRY UNITS SHALL BE DRY AND CLEAN BEFORE GROUTING OPERATION
GROUT ALL CAVITIES TO 24" ABOVE HIGHEST GRADE. GROUT SOLID ALL CELLS WITH REBAR.
GROUT ALL CELLS WITH VERTICAL REBAR TO TOP OF WALL. LOWER 3 COURSES ARE TO BE

CODES AND REGULATIONS GOVERNING THIS TYPE OF CONSTRUCTION.
9. SAFETY REGULATION:

10. PRIOR TO START OF ANY PHASE OF CONSTRUCTION, THE CITY CONSTRUCTION INSPECTION DEPARTMENT
(661) 826-3049 AND PARKS DEPARTMENT (661) 826-3117 SHALL BE GIVEN 24 HOURS NOTICE.
11. CONTRACTOR AGREES THAT HE SHALL ASSUME SOLE AND COMPLETE
RE:PONSIBILITY FOR JOB SITE CONDITIONS DURING THE COURSE OF
CONSTRUCTION OF THIS PROJECT, INCLUDING SAFETY OF ALL PERSONS AND
PROPERTY; THAT THIS REQUIREMENT SHALL APPLY CONTINUOUSLY AND NOT BE
LIMITED TO NORMAL WORKING HOURS; AND THAT THE CONTRACTOR SHALL
DEFEND, INDEMNIFY AND HOLD THE OWNER AND THE ENGINEER HARMLESS FROM
ANY AND ALL LIABILITY, REAL OR ALLEGED, IN CONNECTION WITH THE
PERFORMANCE OF WORK ON THIS PROJECT, EXCEPTING FOR LIABILITY ARISING
FROM THE SOLE NEGLIGENCE OF THE OWNER OR ENGINEER.
12. DO NOT SCALE DRAWINGS. VERIFY DIMENSIONS, DATA AND MEASUREMENTS AT
THE BUILDING SITE. WRITTEN DIMENSIONS ON THESE DRAWINGS SHALL HAVE
PRECEDENCE OVER SCALED DIMENSIONS. CONTRACTOR SHALL VERIFY AND BE
RESPONSIBLE FOR ALL DIMENSIONS AND CONDITIONS ON THE JOB AND THIS OFFICE
MUST BE NOTIFIED OF ANY VARIATIONS FROM THE DIMENSIONS AND CONDITIONS

13. CONTRACTOR SHALL OBTAIN AND PROVIDE ALL PERMITS REQUIRED BY C.O.B.
BUILDING DEPARTMENT AND/OR PUBLIC WORKS DEPARTMENT.
14. WATERPROOF SURFACE WITH 1/4" THICK ASPHALTIC WATERPROOF COATING OR
APPROVED EQUAL AS PER CITY STD. NO. L-8. COAT ONLY THAT PORTION FROM
FINISH GRADE TO FOOTING. ALL OTHER SURFACES ABOVE GROUND LEVEL SHALL
BE SEALED WITH A CLEAR COAT SEALER SUCH AS "AQUA SEAL" OR APPROVED EQUAL.
15. COMPACTION TESTS SHALL BE THE RESPONSIBILITY OF THE DEVELOPER. THE
NUMBER AND LOCATION OF REQUIRED TESTS SHALL BE DETERMINED BY THE CITY
ENGINEER AND/OR BUILDING INSPECTOR.
6. HEIGHT OF WALL SHALL BE 6'-0" (MINIMUM) AS MEASURED FROM GROUND AT
HIGHEST SIDE OF WALL, UNLESS NOTED OTHERWISE ON PLANS.
17. CONTRACTOR SHALL BE RESPONSIBLE FOR CLEARING AND GRADING THE AREA

20. CONTRACTOK SHALL OBTAIN A COPY OF UTILITY COMPOSITE AT THE OFFICE OF
THE ENGINEER PRIOR TO COMMENCING WORK.
21. FOOTINGS SHALL NOT EXCEED THE WIDTH SHOWN ON THE PLANS BY MORE THAN
TWO (2) INCHES'. ANY FORM WORK NECESSARY TO MAINTAIN THIS FOOTING
WIDTH SHALL EXTEND BELOW THE FINISHED TOP OF GRADE AT LEAST SIXTEEN (16)
INCHES, OR THE DEPTH OF FOOTING, WHICHEVER IS MORE.
22. CONTRACTOR SHS LL MINIMIZE DAMAGE TO EXISTING LANDSCAPING AND OTHER
IMPROVEMENTS. ANY LANDSCAPING, IRRIGATION FACILITIES, SIDEWALK, CURB

BE ALLOWED IN GROUTED CELLS ONLY. NO BROKEN BLOCK WILL BE ALLOWED. ALL
CONSTRUCTION OF NON -MODULAR PIECES SHALL BE DONE WITH SAWCUTS.
25. ALI PROPER SAFETY PRECAUTIONS, INCLUDING SHORING AND BRACING OF WALL,
SHALL BE PROVIDED BY THE CONTRACTOR, ES, ECTAL' `.' IN THE EVENT THAT FULL
HEIGHT GROUTING METHOD IS USED.
26. BLOCK SHALL NOT BE LAID AT SUCH A RATE TO CAUSE DEFORMATION OF LOWER
MORTAP COURSES.
27. PRIOR TO INSTALLATION OF ANY SIGNAGE, SUBDIVIDER SHALL SUBMIT TWO COPIES OF
SUBDIVISION IDENTIFICATION SIGN PLANS TO THE BUILDING DIRECTOR FOR REVIEW
AND APPROVAL PURSUANT TO BMC SECTION 17.60 110 (N). ONE COPY OF THE SIGN
PLAN SHALL ALSO SUBMITTED TO THE PARKS DIVISION FOR REVIEW AND APPROVAL.
SIGN PLANS SHALL INCLUDE COPY, DIMENSIONS, COLOR, MATERIALS, LIGHTING,
ANCHORAGE, AND LOCATION OF SIGN(S). APPROVAL OF THESE WALL PLANS BY

RIGHT OF WAY. UNLES SECURED BY A SUBDIVISION AGREEMENT, SECURITY BASED ON
AN APPROVED ENGINEER'S ESTIMA - FOR THE WORK PERFORMED WITHIN RIGHT OF WAY
