The maximum density allowed is sixteen (16) dwelling units per net acre. While single-family houses and duplexes typify this district, other innovative housing techniques, including clustering and zero lot line developments, are permitted in combination with the Cluster (CL) Combining District. • Zoned C-2 — General Commercial o The purpose of the General Commercial (C-2) District is to designate areas for the widest range of retail commercial activities, including regional shopping centers and heavy commercial uses. The C-2 District may also be combined with the Cluster (CL) Combining District to achieve innovative, creative office or commercial development. The C-2 District should be located on major highways. 3.2 TERRAIN AND SITE DRAINAGE FEATURES The Coles facility is located in central Kern County, CA, approximately 4 miles south of the Kern River. The facility is' paved and relatively flat at an elevation of approximately 393 feet above sea level. The property slopes slightly to the southwest. An unlined canal that runs southeast to northwest is located approximately 4,400 feet southwest of the facility. These features can be seen in the topographic map provided in Figure 2.
