AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD AMENDING TITLE SEVENTEEN OF THE
BAKERSFIELD MUNICIPAL CODE BY CHANGING THE
LAND USE ZONING OF THOSE CERTAIN PROPERTIES
IN THE CITY OF BAKERSFIELD LOCATED NORTH OF
SOUTH LAURELGLEN BOULEVARD BETWEEN THE ARVIN-
EDISON CANAL AND PIN OAK PARK BOULEVARD FROM
AN R-2 (LIMITED MULTIPLE FAMILY DWELLING)
ZONE TO AN R-1 (ONE FAMILY DWELLING) ZONE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of those certain proper-
ties in the City of Bakersfield located north of south Laurelglen
Boulevard between the Arvin-Edison Canal and Pin Oak Boulevard;
and
WHEREAS, by Resolution No. 5-89 on January 5, 1989,
the Planning Commission recommended approval and adoption of an
ordinance amending Title 17 of the Municipal Code to approve a
R-1 (One Family Dwelling) Zone, as delineated on attached map, by
this Council and this Council has fully considered the findings
made by the Planning Commission as set forth in that Resolution;
and
WHEREAS, the Planning Commission, as a result of said
hearing, did make several general and specific findings of fact
which warranted a negative declaration of environmental impact
and a change of zoning of the subject property from an R-2
(Limited Multiple Family Dwelling) Zone to an R-1 (One Family
Dwelling) Zone, and the Council has considered said findings and
all appear to be true and correct; and
WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed pro-
ject; and
WHEREAS, the City Council has determined after due
consideration of said petition and the recommendations of the
Planning Commission herein on file, together with the reasons
advanced at the hearing for a change of zoning of said property,
that a zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
the proposed zoning is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
1. All of the foregoing recitals are hereby found to be
true and correct.
2. An environmental assessment was made of the project,
and a Negative Declaration was adopted by the Planning Commission
after a public hearing thereon, and this Council hereby approves
and adopts the Negative Declaration.
3. Section 17.06.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield be and the same is hereby amended by
changing the land use zoning of certain properties in said City,
the boundaries of which properties are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN R-2 (LIMITED MULTIPLE FAMILY
DWELLING) ZONE TO AN R-1 (ONE FAMILY
DWELLING) ZONE:
All that portion of the South one-half of
Section 8 and the North one-half of Section
17, Township 30 South, Range 27 East,
M.D.B.&M., City of Bakersfield, County of
Kern, State of California, more particularly
described as follows:
Commencing at the centerline intersection of
Parkview Drive and Pin Oak Park Boulevard;
THENCE South 51000'00" East along the center-
line of Pin Oak Park Boulevard 301.56 feet.
to the True Point of Beginning, being the
beginning of a non-tangent curve concave
Southeasterly having a radius of 550.00 feet
from which point a radial bears South
52°47'51" East;
THENCE Northeasterly departing from said
centerline along said curve through a central
angle of 36°10'21" an arc length of 347.23
feet to a compound curve concave Southeasterly
having a radius of 1,695.00 feet;
THENCE Easterly along said curve through a
central angle of 17020'03" an arc length of
512.80 feet;

THENCE South 89017'27" East, 639.12 feet to
a point on the Westerly line of Parcel Map No.
8160 recorded in Parcel Map Book 35 at Page 61
in the Office of the Kern County Recorder;
THENCE South 01053'38" West along the Westerly
line of said Parcel Map No. 8160, 400.08 feet
to a point on the Northerly right-of-way line
of South Laurelglen Boulevard;
THENCE North 89017'27" West along said right-
of-way 630.85 feet to the beginning of a curve
concave Southerly having a radius of 1045.00
feet;
THENCE Southwesterly along said curve and
continuing along said right-of-way through a
central angle of 29054'39" an arc length of
545.53 feet to a point on the centerline of
Pin Oak Park Boulevard;
THENCE North 40°42'10" West along said center-
line 161.37 feet to the beginning of a curve
concave Southwesterly having a radius of
1,000.00 feet;
THENCE Northwesterly along said curve and
along said centerline through a central angle
of 10°17'50" an arc length of 179.72 feet;
THENCE North 51000'00" West continuing along
said centerline 32.05 feet to the Point of
Beginning.
CONTAINING 12.27 ACRES.
SECTION 2.
This ordinance shall be posted in accordance with the
City charter provisions and shall become effective thirty (30)
days from and after the date of its passage.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular'
meeting thereof held on March 1, 1989 , by the
