Yournextstepistoeitherapplyfornecessarybuildingpermitstoconstructyourproject,orbeginyourbusiness activitiesdependingontherequestsubmitted.YoumustsubmitfinalbuildingplanstotheBuildingDivision.The SitePlanReviewCommitteewillreviewthesefinalplanswhilebuildingplancheckoccurstoensurethatyousatisfy theitemsintheSitePlanComplianceList.Pleasereadthemcarefully.Failuretosatisfyanitemmaydelayyour obtainingabuildingpermitorcommencingyourproject. REVISIONSTOTHEAPPROVEDPLAN Anytimeaftersiteplanapprovalbutbeforetheapprovalexpires,youmaysubmitrevisionstotheplan.Wewilltreat theserevisionsasanewsiteplanapplicationsubjecttoanewreviewandrequiredfees.ThePlanningDirectorcanonly approveminorchangestotheoriginalplanwithoutanewapplicationiftheyarenecessarytomeetacondition, mitigation,orresultfromphysicalobstaclesorothercomparableconstraints(SeeSection17.08.080.c.3oftheZoning Ordinance). EXPIRATIONOFPLANS Thissiteplanexpireson March6,2022(2yearsfromthedecisiondate),unlessbuildingpermitshavebeenissued,or wheretheusehascommencedonprojectsnotrequiringabuildingpermit.Theprojectmustbecompletedwithin5 yearsfromthedecisiondate.Ifthepropertyisrezoned,siteplanapprovalwillexpireupontheeffectivedateforthe rezoningunlesstheuseispermittedinthenewzone. ThePlanningDirectormayextendtheexpirationdateuptoone(1)yearifyouresubmitnewplansforcheckagainst thecoderequirementsineffectatthattimeandincludeawrittenrequestfortheextension.Wemustreceivethis request before expirationoftheprojectapproval.Wewillnotrequireafeeforthisextensionrequest;however, changestotheplansoriginallyapprovedforpurposesotherthancoderequirementsshallbesubjecttoanewsiteplan review,includingpaymentofallrequiredfees(SeeSection17.08.080.DoftheZoningOrdinance). ENVIRONMENTALDETERMINATION ThissiteplanreviewhasbeenfoundtobeexemptfromtheprovisionsoftheCaliforniaEnvironmentalQualityAct (CEQA)accordingtoSection15332.Thisprojectisexemptbecauseitisaninfilldevelopmentthatisconsistentwiththe generalplanandzoningregulations,iswithinanareapredominantlydevelopedwithurbanuses,isnotidentifiedas criticalhabitatforendangeredorthreatenedspecies,willnotsignificantlyaffecttrafficnoise,airorwaterquality,and willbeadequatelyservedbyappropriateutilitiesandpublicservices.ANoticeofExemptionhasbeenpreparedandis availableforreviewatthePlanningDivision.
