Yournextstepistoeitherapplyfornecessarybuildingpermitstoconstructyourproject,orbeginyourbusiness activitiesdependingontherequestsubmitted.YoumustsubmitfinalbuildingplanstotheBuildingDivision.TheSite PlanReviewCommitteewillreviewthesefinalplanswhilebuildingplancheckoccurstoensurethatyousatisfythe itemsintheSitePlanComplianceList.Pleasereadthemcarefully.Failuretosatisfyanitemmaydelayyourobtaining abuildingpermitorcommencingyourproject. REVISIONSTOTHEAPPROVEDPLAN Anytimeaftersiteplanapprovalbutbeforetheapprovalexpires,youmaysubmitrevisionstotheplan.Wewilltreat theserevisionsasanewsiteplanapplicationsubjecttoanewreviewandrequiredfees.ThePlanningDirectorcan onlyapproveminorchangestotheoriginalplanwithoutanewapplicationiftheyarenecessarytomeetacondition, mitigation,orresultfromphysicalobstaclesorothercomparableconstraints(SeeSection17.08.080.c.3oftheZoning Ordinance). EXPIRATIONOFPLANS Thissiteplanexpireson May16,2024(2yearsfromthedecisiondate),unlessbuildingpermitshavebeen issued,orwheretheusehascommencedonprojectsnotrequiringabuildingpermit.Theprojectmustbe completedwithin5yearsfromthedecisiondate.Ifthepropertyisrezoned,siteplanapprovalwillexpireupon theeffectivedatefortherezoningunlesstheuseispermittedinthenewzone. ThePlanningDirectormayextendtheexpirationdateuptoone(1)yearifyouresubmitnewplansforcheck againstthecoderequirementsineffectatthattimeandincludeawrittenrequestfortheextension.Wemust receivethisrequest before expirationoftheprojectapproval.Wewillnotrequireafeeforthisextension request;however,changestotheplansoriginallyapprovedforpurposesotherthancoderequirementsshallbe subjecttoanewsiteplanreview,includingpaymentofallrequiredfees(SeeSection17.08.080.DoftheZoning Ordinance). ENVIRONMENTALDETERMINATION ThissiteplanreviewhasbeenfoundtobeexemptfromtheprovisionsoftheCaliforniaEnvironmentalQuality Act(CEQA)accordingtoSection15332.Thisprojectisexemptbecauseitisaninfilldevelopmentthatis consistentwiththegeneralplanandzoningregulations,iswithinanareapredominantlydevelopedwithurban uses,isnotidentifiedascriticalhabitatforendangeredorthreatenedspecies,willnotsignificantlyaffecttraffic noise,airorwaterquality,andwillbeadequatelyservedbyappropriateutilitiesandpublicservices.ANoticeof ExemptionhasbeenpreparedandisavailableforreviewatthePlanningDivision.
