REVISIONSTOTHEAPPROVEDPLAN Anytimeaftersiteplanapprovalbutbeforetheapprovalexpires,youmaysubmitrevisionstotheplan.Wewilltreat theserevisionsasanewsiteplanapplicationsubjecttoanewreviewandrequiredfees.ThePlanningDirectorcanonly approveminorchangestotheoriginalplanwithoutanewapplicationiftheyarenecessarytomeetacondition, mitigation,orresultfromphysicalobstaclesorothercomparableconstraints(SeeSection17.08.080.c.3oftheZoning Ordinance). EXPIRATIONOFPLANS Thissiteplanexpireson July11,2024(2yearsfromthedecisiondate),unlessbuildingpermitshavebeenissued, orwheretheusehascommencedonprojectsnotrequiringabuildingpermit.Theprojectmustbecompleted within5yearsfromthedecisiondate.Ifthepropertyisrezoned,siteplanapprovalwillexpireupontheeffective datefortherezoningunlesstheuseispermittedinthenewzone. ThePlanningDirectormayextendtheexpirationdateuptoone(1)yearifyouresubmitnewplansforcheck againstthecoderequirementsineffectatthattimeandincludeawrittenrequestfortheextension.Wemust receivethisrequest before expirationoftheprojectapproval.Wewillnotrequireafeeforthisextensionrequest; however,changestotheplansoriginallyapprovedforpurposesotherthancoderequirementsshallbesubjectto anewsiteplanreview,includingpaymentofallrequiredfees(SeeSection17.08.080.DoftheZoningOrdinance). ENVIRONMENTALDETERMINATION ThissiteplanreviewhasbeenfoundtobeexemptfromtheprovisionsoftheCaliforniaEnvironmentalQualityAct (CEQA)accordingtoSection15332.Thisprojectisexemptbecauseitisaninfilldevelopmentthatisconsistentwiththe generalplanandzoningregulations,iswithinanareapredominantlydevelopedwithurbanuses,isnotidentifiedas criticalhabitatforendangeredorthreatenedspecies,willnotsignificantlyaffecttrafficnoise,airorwaterquality,and willbeadequatelyservedbyappropriateutilitiesandpublicservices.ANoticeofExemptionhasbeenpreparedandis availableforreviewatthePlanningDivision.
