REVISIONSTOTHEAPPROVEDPLAN Anytimeaftersiteplanapprovalbutbeforetheapprovalexpires,youmaysubmitrevisionstotheplan.Wewilltreat theserevisionsasanewsiteplanapplicationsubjecttoanewreviewandrequiredfees.ThePlanningDirectorcanonly necessarytomeetacondition, approveminorchangestotheoriginalplanwithoutanewapplicationiftheyare mitigation,orresultfromphysicalobstaclesorothercomparableconstraints(SeeSection17.08.080.c.3oftheZoning Ordinance). EXPIRATIONOFPLANS ThissiteplanexpiresonAugust2,2024(2yearsfromthedecisiondate),unlessbuildingpermitshavebeenissued,or wheretheusehascommencedonprojectsnotrequiringabuildingpermit.Theprojectmustbecompletedwithin5 yearsfromthedecisiondate.Ifthepropertyisrezoned,siteplanapprovalwillexpireupontheeffectivedateforthe rezoningunlesstheuseispermittedinthenewzone. ThePlanningDirectormayextendtheexpirationdateuptoone(1)yearifyouresubmitnewplansforcheckagainst thecoderequirementsineffectatthattimeandincludeawrittenrequestfortheextension.Wemustreceivethis request before expirationoftheprojectapproval.Wewillnotrequireafeeforthisextensionrequest;however, changestotheplansoriginallyapprovedforpurposesotherthancoderequirementsshallbesubjecttoanewsiteplan review,includingpaymentofallrequiredfees(SeeSection17.08.080.DoftheZoningOrdinance). ENVIRONMENTALDETERMINATION ThissiteplanreviewhasbeenfoundtobeexemptfromtheprovisionsoftheCaliforniaEnvironmentalQualityAct (CEQA)accordingtoSection15332.Thisprojectisexemptbecauseitisaninfilldevelopmentthatisconsistentwiththe generalplanandzoningregulations,iswithinanareapredominantlydevelopedwithurbanuses,isnotidentifiedas criticalhabitatforendangeredorthreatenedspecies,willnotsignificantlyaffecttrafficnoise,airorwaterquality,and willbeadequatelyservedbyappropriateutilitiesandpublicservices.ANoticeofExemptionhasbeenpreparedandis availableforreviewatthePlanningDivision.
