Vesting Tentative Parcel Map 12488: Porter & Associates, Inc. is proposing to subdivide 12.62 gross acres into 9 parcels in a C- 2/PCD (Regional Commercial/Planned Commercial Development) zone located at the southeast and southwest corner of Hosking Avenue and Hughes Lane. Use of a previously adopted Mitigated Negative Declaration will also be considered. b. Conditional Use Permit No. 22-0320: Alex Rivera is requesting a conditional use permit to change the use from an upholstery shop to cocktail bar (B.M.C.17.26.030) on 2070 square feet in a C-C (Commercial Center) zone district located at 921 19th Street. Extension of Time for Vesting Tentative Tract Map 6148 (Phased): McIntosh and Associates is requesting an extension of time for Vesting Tentative Tract 6148 consisting of 361 single family residential lots, 1 park lot and 3 open space lots on 219 acres located on the east side of Alfred Harrell Highway, south of the Kern River Golf Course. Motion by Commissioner Koman, seconded by Commissioner Bittle, to approve Consent Public Hearing Items 5.a., 5.b., and 5.c. incorporating all staff memoranda and recommendations and refer Item 5.d. back to staff. Motion approved. NON-CONSENT PUBLIC HEARINGS a. Extension of Time for Vesting Tentative Tract Map 6397 (Phased): GID Berkshire 112, LLC is requesting an extension of time for Vesting Tentative Tract Map 6397 consisting of 122 single-family residential lots on 27.1 0 acres located at the northeast corner of East Berkshire Road and Madison Street. Extension of Time for Vesting Tentative Tract Map 6568 (Phased): McIntosh & Associates is requesting an extension of time for Vesting Tentative Tract Map 6568 consisting of 95 single family residential lots, several non-buildable lots, l sump lot, and l drill lot on 70.43 acres located approximately 0.32 miles west of the intersection of Morning Drive and College A venue. Notice of Exemption on file. Commissioner Koman requested to forego the staff report since this project was linked to the previous agenda item. Public hearing opened. Motion by Commissioner Koman seconded by Commissioner Kaur, to approve Non-Consent Public Hearing Item 6.c. incorporating all staff memoranda and recommendations. Motion approved. d. Extension of Time for Vesting Tentative Tract Map 6871 (Phased): Cottonwood Land Holding, LLC is requesting an extension of time for Vesting Tentative Tract 6871 consisting of 222 single family lots on 40.6 acres located at the northwest corner of East White Lane and Washington Street. Planning Director Johnson announced the July 6, 2023 meeting will be cancelled and the next Planning Commission meeting will be July 20, 2023. There will also be a report on Subdivision Extensions of Time at an upcoming meeting. COMMISSION COMMENTS a. Commissioner Koman thanked everyone for being patient with the non-consent public hearing items and is looking forward to the report on Subdivision Extensions of Time. ADJOURNMENT There being no further business, Chair Bashirtash adjourned the meeting at 6:05 pm.
