Tomas Del Toro Diaz
1201 24th Street, Suite B110, #222
Bakersfield, CA 93301
LOCATION: 824 19th Street through 908 19th Street
APN: 005-320-11; 005-320-12; 005-320-17; 005-320-19
PROJECT SIZE: Approximately 0.65 Acres
EXISTING GENERAL PLAN DESIGNATION: MUC (Mixed Use Commercial)
EXISTING ZONE CLASSIFICATION: C-C (Commercial Center)
STAFF RECOMMENDATION: Refer back to staff.
ANALYSIS: Subsequent to setting the project for consideration, it was determined the site is located within
1/2 mile of a major transit stop as defined by Section 21155 of the Public Resources Code. Consequently,
Assembly Bill No. 2097 prohibits a public agency from imposing any minimum automobile parking
requirement on any residential (with exceptions), commercial, or other development project. Therefore, the
need for a zoning modification to waive parking requirements is not required and staff recommends the
project be referred back to staff.
