--=•= ~ BAKERSFIELD THE SOUND OF&~~ Development Services Department -Planning Division NOTICE OF PUBLIC HEARING The Planning Commission of the City of Bakersfield will hold a public hearing at 5:30 p.m., or as soon thereafter as the matter may be heard, on THURSDAY, August 15, 2024, in the Council Chambers of City Hall. 1501 Truxtun Avenue, Bakersfield, CA. to consider the following:• Vesting Tentative Tract Map 7473 (Phased) and Zone Modification 24-0463: McIntosh & Associates, representing Bolthouse Land Company, LLC (property owner), is proposing to subdivide 38.46 acres into 185 residential lots, 1 canal lot, 6 public landscape lots, 5 private street lots, and 12 private landscape lots in a WM-R2 (West Ming -Small Lot Single- Unit Dwelling) zone located at the northwest corner of South Allen Road and Chamber Boulevard in west Bakersfield. The project includes a request for alternate lot design and a waiver of mineral rights signatures pursuant to BMC 16.20.060.A.1. The zone modification request consists of reduction to various structure setbacks in the WM-R2 (West Ming -Small Lot Single-Unit Dwelling) zone. Use of a previously certified EIR will also be considered (Ward SJ. All written comments must be received by the Bakersfield Planning Department, 1715 Chester Avenue, Bakersfield; 661-326-3733 on or before the public hearing date/time indicated above.
