Staff recommends approval. 5.CONSENT PUBLIC HEARINGS Ward 4 a.Extension of Time for Vesting Tentative Tract Map 7389: McIntosh & Associates, representing V Lions Holdings, LLC (property owner), requests an extension of time for Vesting Tentative Tract 7389 consisting of 30 single-family residential lots on 10.05 acres, zoned R-1 (Single-Unit Dwelling) district located south of Snow Road and west of Allen Road. Notice of Exemption on file. Staff recommends approval. Ward 1 b.Tentative Parcel Map 12511: Wiley D. Hughes Surveying, Inc., representing Ali Alnajar (property owner), is proposing to subdivide 10.70 acres into 2 parcels and a designated remainder in a C-2 (Regional Commercial) zone, located at the southwest corner of Cottonwood Road and East Pacheco Road. Notice of Exemption on file. Staff recommends approval. Ward 5 c.Vesting Tentative Tract Map 7473 (Phased) and Zone Modification 24-0463: McIntosh & Associates, representing Bolthouse Land Company, LLC (property owner), is proposing to subdivide 38.46 acres into 185 residential lots, 1 canal lot, 6 public landscape lots, 5 private street lots, and 12 private landscape lots located at the northwest corner of South Allen Road and Chamber Boulevard. The zone modification request consists of reduction to various structure setbacks in the WM-R2 (West Ming - Small Lot Single-Unit Dwelling) zone. Previously certified EIR on file. Staff recommends approval. 6.NON-CONSENT PUBLIC HEARINGS 7.REPORT S Ward(s)1, 2, 3, 4, 5, 6, 7 a.The purpose of the Land Use Alternatives Report is to provide the City with a tool to consider and evaluate areas of the city where changes to land uses and/ or development patterns should be made. These areas have been identified as potential locations to accommodate future growth and support economic development throughout the community.
