Approval of Planning Commission Minutes of October 17, 2024 (Staff recommends approval of the minutes.) Motion by Vice-Chair Strickland and second by Commissioner Kaur to approve Consent Calendar Item 4.a. Motion was approved with Commissioner Bittle absent and Commissioner Bashirtash abstaining. 1 5. CONSENT CALENDAR PUBLIC HEARINGS a. Planned Development Review 24-0144 Paul Dhanens Architect, Inc. is requesting a Planned Development Review to allow a phased development of two medical office buildings on 2.54 acres in the CO/PCD (Professional and Administrative Office/Planned Commercial Development) zone district, located on the east side of Wible Road and south of Panama Lane. Notice of Exemption is on file. (Ward 7) (Staff recommends approval.) RES#: 43-24 b. Planned Development Review 24-0361 Teter, Inc. is requesting a planned development review to allow a 27,342 square-foot office on a portion of 19.35 acres in the C-2/PCD (Regional Commercial/Planned Development Review) zone district for the Greenfield Union School District located on the north side of Fairview Road & east of Monitor Street. Notice of Exemption on file. (Ward 1) (Staff recommends approval.) RES#: 44-24 c. Conditional Use Permit No. 24-0485 Radian Design Group, Inc, is requesting a conditional use permit to allow a vocational school (B.M.C. 17. 20.040.A.10) on 3.15 acres in the C-O (Commercial and Administrative office) zone district, located at 1400 Forum Way. Notice of Exemption is on file (Ward 5). (Staff recommends approval.) RES#: 45-24 Public hearing was opened and closed. Motion by Commissioner Koman and second by Commissioner Bashirtash to approve Consent Calendar Public Hearing Items 5.a., 5.b., and 5.c. Motion was approved with Commissioner Bittle absent. 6. NON-CONSENT PUBLIC HEARINGS a. Conditional Use Permit No. 24-0426 Clover Entertainment Group is requesting a conditional use permit to allow a banquet venue (B.M.C. 17.24.040.A.6) on a 0.26 acre parcel zoned C-2 (Regional Commercial), located at 2612 'F' Street. Notice of Exemption on file. (Ward 3) (Staff recommends approval.) RES#: 46-24 2 Associate Planner Louis Ramirez provided the staff report. Public hearing was opened. Four people spoke in favor. No speakers in opposition. No one spoke in rebuttal. Public hearing closed. Planning Commission deliberated. Motion by Commissioner Neal and second by Commissioner Bashirtash, to approve Non-Consent Calendar Public Hearing Item 6.a. including additional amendments to Conditions 11.3.a, 11.3.b., and 11.3.i. to allow for increased occupancy, extended hours of operation, and specified reporting times for graffiti removal. Motion was approved with Commissioner Bittle absent. 7. COMMUNICATIONS Planning Director Paul Johnson announced the next Planning Commission meeting will be on November 21, 2024. 8.
