6.a Extension of Time Vesting Tentative Tract Maps 6746 through 6750
McIntosh and Associates is requesting extensions of time for the items listed below,
which are generally located on the west side of Ashe Road, between Engle Road and
Taft Highway in southwest Bakersfield, for single family residential development.

Vesting Tentative Tract Map 6746 (Phased) consisting of 154 lots on 39.73 acres.
Vesting Tentative Tract Map 6747 (Phased) consisting of 192 lots on 40.75 acres.
Vesting Tentative Tract Map 6748 (Phased) consisting of 132 lots on 48.73 acres.
Vesting Tentative Tract Map 6749 (Phased): consisting of 194 lots on 46.59 acres.
Vesting Tentative Tract Map 6750 (Phased): consisting of 273 lots on 65.35 acres.

QK Inc. is proposing to subdivide approximately 4.57 acres into 2 parcels for
residential development located at Niles Street west of Kirkaldy Drive. Notice of

6.c Second Revised Vesting Tentative Tract Map 7263
McIntosh & Associates is proposing to subdivide 54 acres into 262 single-family
residential lots, l drill island, l sump lot, 8 landscape lots, and 2 private street lots
located at the northeast corner of Berkshire Road and Reliance Drive. Previously
adopted Mitigated Negative Declaration on file. (Ward 7)
Staff recommends approval.
6.d Planned Unit Development 23-0142
New Gen Engineering Group Inc., is requesting a Planned Unit Development Review
for a 275 single-family residential community consistent with the design and
Architectural implementation of the Old River Ranch Community Master Plan on
approximately 78.6 acres in the R-1 /PUD (Single-Unit Dwelling/Planned Unit
Development) zone district, located at the southwest corner of Berkshire Road and
Mountain Vista Drive. Certified Environmental Impact Report on file. (Ward 5)
