NOTICE OF PUBLIC HEARING
The Planning Commission of the City of Bakersfield will hold a public hearing at 5:30 p.m., or as
soon thereafter as the matter may be heard, on THURSDAY, MARCH 20, 2025, in the Council
Chambers of City Hall, 150 l Truxtun A venue, Bakersfield, CA, to consider the following:
General Plan Amendment/Zone Change No. 22-0127 (Ward 3). McIntosh & Associates
(applicant), on behalf of Aurora Borealis Development, LLC (property owner), is proposing a
General Plan Amendment (GPA) and Zone Change (ZC) on approximately 37.43 acres
generally located east of Alfred Harrell Highway between Allegheny Court and Tuscany Hills
Lane. The request includes: ( l) an amendment of the Land Use Element of the Metropolitan
Bakersfield General Plan land use designation from LR (Low-Density Residential), GC
(General Commercial), and OS-S (Open Space-Slopes exceeding 30%) to HMR (High-
Medium Residential); and (2) a change in zone classification from R-1-HD (One Family
Dwelling-Hillside Development) and C-1 /PCD-HD (Limited Commercial/ Planned
Commercial Development-Hillside Development) to R-2-HD (Limited Multiple-Family
Dwelling-Hillside Development). A Mitigated Negative Declaration will also be considered.
All written comments must be received by the Bakersfield Planning Department, 1715 Chester
Avenue, Bakersfield; 661-326-3733 on or before the public hearing date/time indicated above.
You may review and/or obtain copies of all public documents at the Planning Department. If
you challenge the action taken on a specific project in court, you may be limited to addressing
only those issues raised at the public hearing or in written correspondence delivered to the City
of Bakersfield.
