The application includes a request for double frontage lots and waiver of mineral rights signatures pursuant to BMC Section 16.20.060 A.1. (Negative Declaration on file) Containing 307 buildable lots for single family residential purposes, two sump lots and a public park on 79.86 acres zoned R-1 (One Family Dwelling). The application includes a request for reverse corner lots, lots within cul-de-sacs that do not meet minimum lot width or depths, double frontage lots, a block length that exceeds standard, and a request to make findings pursuant to Gov. Code Section 65402 for the proposed abandonment of a portion of the previous Morning Drive alignment and acquisition of parks and trails (within the tract boundaries). (Negative Declaration on file) Containing private gated streets for 354 lots for purposes of single family development, one lot for a private park, and several landscape lots on 81.18 acres currently zoned R-1 (One Family Dwelling) and proposed to be rezoned to PUD (Planned Unit Development) as described below, including a request for alternate lot and street design, and to waive mineral rights signatures pursuant to Bakersfield Municipal Code Section 16.20.060 A.1. (Ward 4) RECOMMENDATION: Approve Roll Call Vote: 7.4b Zone Change 05-0236 (McIntosh & Associates) located at the southwest corner of Stockdale Highway and South Renfro Road.
