B. Upon ~eoe~p~ of su~ applioa~on~ ~e Seo~e~a~ of ~he
Pi~~ Co~ss~on shall se~ ~he ~a~eP fo~ oonside~at~on b~ said
Commission at the next regular meeting.
C. The Planning Comuission shall consider the plans and shall
approve or conditionally approve said plans, providing,'by a majority
vote 6f its members, the Commission detemuines from the evidence
presented all of the following facts to be tx~xe:
(1) That the land is classified in a "T" T~ailer Park Zone.
(2) That all of the provisions of this Ordinance and the
Zoning Ordinance would be complied with.
D. The Planning Commission shall disapprove said plans 'and
deny the application if, in its detemuination, adequate evidence has
not been shown that said plans will oonfomu in all respects to the
conditions set forth in Zoning Ordinance No. 1010, New Series, and
any amendments thereto, and to this Ordinance.
E. In case the applicant is not satisfied with the action
of the Planning Commission, he may, within thirty (30) days after
such action, appeal in writing to the City Council. Said City Council
shall hold a public hearing on said appeal and shall render its
decision thereon within thirty (30) days after the filing thereof.
F. Upon approval by the Planning Commission or City Council,
the Building Department shakl issue a building pex-mit, providing all
other requirements of law have been complied with.
SECTION 2.
That subdivision (g) of Section 12 of Ordinance No. 1007,
New Series, of the City bf Bakersfield be and it is hereby amended
to read as follows:
(g) Any traile, r coach to which there is attached or to which
there is established less than ten (10) feet adjacent thereto any
room' or rooms or lean-tos; provided, however, that a fireproofed
awning Shall be permitted that is not enclosed or subject to enclosure
on one-half (~) of one (1) side vertically, and further provided that
such semi-enclosure shall not exceed seventy (70) square feet in area,
amd except as otherwise provided herein.
SECTION 3. '
That Section 17 of Ordinance No. 1007, New Series, of the City
of Bakersfield be and the same is hereby amended to read as follows:
TRAI_LER PARK DESIGN.
A. Each trailer park shall be developed on a parcel of at
least five (5) acres of land.
B. Each trailer site shall meet the following minim,,m standards:
(1) Not more than twenty per cent (20%) of the sites
.within the trailer park contain an area of at least
2,400 square feet.
(2) At least eighty per cent (80%) of the sites within
the trailer park contain an area of 3,000 or more
square feet.
(3) Each site shall be not less than thirty (30) feet wide.
(4) The corners of each site shall be clearly and distinctly
marked.
(5) Each trailer site shall be numbered or otherwise
marked for identification purposes.
(6) Each trailer site shall front upon an accessway not
less than thirty (30) feet wide.
(7) In no event shall the occupied area of a trailer site
exceed seventy-five per cent (75%) of the total site
area. The area shall be deemed occupied when covered
or occupied by a trailer, cabana, awning, closet,
cupboard, automobile, unoc.oupied travel trailer, or any
other vehicle or structure, or combination thereof.
(8) Parking spac. e for the trailer coach shall be improved
with a concrete slab constructed to the satisfaction of
tl~e Chief Building Inspector.
(9) Ail trailer sites shall be equipped with a drainage
system to accommodate independent trailers, ~hich
system shall meet the requirements as specified in
Title 8, Chapter 9, Article 3, of the California
Administrative Code, or as the same may hereafter be
amended.
C. No trailer coach shall be located closer than ten (10) feet
from any building, exterior fence, or another trailer coach; provided,
however, that this does not apply to a compartment containing solely
a private toilet or bath, or both, constructed for the exclusive uae
of an occupant of a trailer site designed for the occupancy of one (1)
trailer coach.
D. Each trailer coach and each 'building. shall not be located
closer than ten (10) feet from the bounda.~y line of the trailer park.
E. Approved fences shall be constructed on side and rear
adjoining property lines. Said fences shall be a minimum of six (6)
feet' in height.
F. Ail access ways shall have clear and unobstructed access
to a public thoroughfare.
G. Access ways shall not be used for parking of vehicles,
· excepting that parallel parking may be permitted on one (1) aide of an
access way that is constructed to City standards for commercial alleys.
H. Ail trailer parks shall have at least two (2) means of
ingress or egress le. ading to a public thoroughfare.
I. Each trailer park shall provide one (1) off-street automobile
parkins space for each trailer site w~thin said trailer park. In
addition to parking spaces for tenants, there shall be established and
maintained within each trailer park an off-street automobile parking
area for use of guests. The number of such spaces within this parking
area shall be equal to one (1) space for ever~ eight (8) trailer sites
or fraction thereof within the trailer park, each space to be no less
than eight and one-half (84) feet by twenty (20) feet, plus such addi-
tional area. as is necessar7 to affor~ adequate insress and egress.
J. An auto and trailer park shall no~ accomvodate any trailer
coach when there are no available trailer sites within the park.
K. Each trailer shall be parked on each site with the hitch
frontin~ toward the access way.
