AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition and on a motion of the
Planning Commission to change the land use zoning of that certain
property in the City of Bakersfield located at the Southwest corner
of Ming Avenue and Hu~hes Lane, and also that certain property
located Southerly of Ming Avenue, Westerly of Hughes Lane, and
WHEREAS, the City Council has determined after due
consideration of said petition and said motion and the recca, m-mndations
of the Planning Con~uission herein on file, together with the
reasons advanced at the hearings for a change of zoning of said
property, that said zoning change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield, as follows:
SECTION 1.
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City~ the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
Changing the zoning boundaries from an R-1 (Single-Family Dwel.ling)
Zone to a C-2 (Commercial) Zone of that certain property described
as follows:
A parcel of land situate in the County of ~'rn, State of California~
and being a portion of Sections 1~ 2, 11, and 12, Township 30 South~
Range 27 East~ M.D.M:
Beginning at the southeast corner of the northe.ast quarter (N.E.1/4)
of the northwest quarter (N.W.1/4) of said Section 12, said corner
being the southeast corner of Lot 6~ as said Lot 6 is shown on the
"Kern County Sales Map No. i of Lands of J. B. Haggin" filed for
record May 3, 1889, in the office of .t~e County Recorder of said
Kern County, being a point on the current corporate boundary of
the City of Bakersfield;
THENCE (1) westerly, departing from the corporate boundary, along
the south line of the northeast quarter of the north-
west quarter of said Section 12, to the southwest
corner of the northeast quarter of the northwest
quarter of said Section 12;
THENCE (2) continuing westerly along the south line of the northwest
quarter of the northwest quarter of said Section 12 a
distance of 264 feet;
THENCE (3) southerly 300 feet, more or less, to intersect the
northerly right of way line of County Road No. 2083,
of 60 feet in width, at a point distant 264 feet
westerly of the east line of the southwest quarter of
the northwest quarter of said Section 12;
THENCE (4) westerly, along last named north line, 40 feet to the
westerly terminus of said County Road No. 2083 as
shown on the map of Tract No. 2215, recorded June 25,
1959, in Book 10 of Maps at page 170 in the office of
said County Recorder;
THENCE (5) southerly 30 feet to the northeast corner of Lot 1 of
said Tract No. 2215;
THENCE (6) westerly along the north line of said Tract No. 2215,
and the westerly prolongation thereof, to intersect
the west line of said Section 12;
THENCE (7) continuing westerly, along a line parallel with the
north line of the southeast quarter of the northeast
quarter of said Section 11, 332.39 feet to intersect
the westerly right of way line of U. S. 99 Bakersfield
By Pass (State Route - Kef 4 C) as per that certain
grant deed to the State of California recorded
December 10, 1959, in Book 3219 at page 579 of the
Official Records of said Kern County;
THENCE (8) northwesterly along said deed to intersect the north
line of southeast quarter (S.E.1/4) of the northeast
quarter (N.E.1/4) of said Section 11, said point of
intersection being 340.55 feet distant westerly of the
east line of said Section, also being the southeast
corner of Tract No. 2628, as shown on the map recorded
November 24, 1961, in Book 12 of Maps at pages 105
and 106, in the office of the said County Recorder;
THENCE (9) along the following 3 courses as shown on said Tract No.
2628: N.0°20'06'~., 266.90 feet;
THENCE (10) N.10°02'01'~., 169.44 feet;
THENCE (11) N.23°51'01'~., 250.90 feet to the southeast corner of Tract No. 2720;
THENCE (12) along the following 7 courses of said Tract No. 2720,
as shown on the map recorded June 15, 1962, in book 12
of Maps at paEes 196 and 197 in the office of the said
co.unty Recorder; N.23"51'09'~4., 242.21 feet;
THENCE (13) N.22°03'30'~., 311.15 feet;
THENCE (14) N.34"27'30'~4., 67.93 feet;
THENCE (15) N.64"33'48'~4., 72.76 feet;
THENCE (16) No80"42'22'~4., 106.45 feet;
THENCE (17) N.88~48'49'~4., 120.00 feet, to the northwest corner
of Lot 27 of said Tract No. 2720;
THENCE (18) N.0°34'09"E., 30,00 feet to a point on the southerly
riEht of way line of MinE Road;
THENCE (19) westerly alone the said southerly line of Mine Road to
intersect the southerly prolongation of the easterly
right of way line of South Real Road, as per altered
map of Tract No. 1916;
THENCE (20) northerly alonE the said southerly prolongation and
alonE the easterly riEht of way line of South ~eal
Road to the northwest corner of Parcel A as said
Parcel is shown on the altered map of Tract No. 1916
recorded March 24, 1961, in Book 11 of maps at page
174 in the office of the said County Recorder;
THENCE (21) S.89°22'38"E., 903.18 feet;
THENCE (22) N.4°48'53"E., 152.01 feet;
THENCE (23) S.89°22'38"E., 406.05 feet more or less to intersect
the east line of said S~cti6n 2 at.'.a point distant
631.89 feet northerly of the southeast corner of said
Section 2;
THENCE (24) S.89°20'26"E., 642.38 feet, parallel with the south
line of said Section 1, to the southeast corner of a
parcel deeded to Lester Bowen recorded November 6,
1953, in Book 2147 at paEe 462 of the Official Records
of said K~rn County;
THENCE (25) S.5°55'45'~., 107.36 feet;
THENCE (26) S.89°20'26"E., 257.82 feet;
THENCE (27) S.0°45'23'~., 500.00 feet, more or less, to intersect
the north ri§hr of way line of Mine Road, of 50 feet in
width;
THENCE (28) easterly along the said northerly right of way line .of
Ming Road to intersect the westerly right of way line
of Castro Lane, of 60 feet in width;
THENCE (29) northerly along said west right of way line of Castro
Lane, a distance of 5 feet, more or less, to intersect
the westerly prolongation of the northerly right of way
line of Ming Road, of 60 feet in width;

SECTION 2.
BE IT FURTHER ORDAINED that on the property described in
Section 1 a !50-foot strip adjacent to Hughes Lane and a 200-foot
strip adjacent to Ming Avenue is hereby zoned as "P" (Parking) Zone.
SECTION 3.
This ordinance shall become effective thirty days from
and after the date of its passage.
I HEREBY CERTIFY that the foregoing Ordinance was
passed and adopted by the Council of the City of Bakersfield at a
regular meeting thereof held on the 3rd day of June, 1963, by the
following vote:
