AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANCING THE LAND USE ZONING OF THOSE CERTAIN
PROPERTIES IN THE CITY OF BAKERSFIELD LOCATED'~
NORTH OF THE 24TH STREET - ROSEDALE HIGHWAY
INTERCHANGE AND WEST OF THE EAST STINE CANAL.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a motion of the Planning Co,,,,-ission to
change the land use zoning of those certain properties in the City
of Bakersfield located north of the 24th Street - Rosedale Highway
Interchange and west of the East Stine Canal, and
WHEREAS, the City Council has determined after due
consideration of said motion and the reco ...... endations of the
Planning Commission herein on file, together with the reasons
advanced at the hearings for a change of zoning of said property,
that a zoning change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield, as follows:
That Section 17.12o020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain properties in said City,
the boundaries of which properties are shown on the map hereto
attached and made a part hereof, as follows:
Changing the zoning boundaries from an R-3-D (Limited
Multiple-Family -- Architectural Design) Zone to a
C-2-D (Commercial -- Architectural Design) Zone of
those certain properties located North of the 24th
..... Street - Rosedale Highway Interchange and West of the
East Stine Canal, being more particularly described
as follows:
A parcel of land lying in the Northwest quarter of Section
25, the Northeast quarter.of Section 26 all in Township
29 South, Range 27 East, ~.unt Diablo Base and Meridian
more particularly described\as follows: ·

Commmncing at the intersection of the centerline Of Elm
Street and 24th Street as shown on the official map of
the.City of Bakersfield, County of Kern, State of
Calzfornia; thence North 89° 44' 00" West along the center-
line of said 24th Street as a 'basis of' bearing, said 24th
Street also being shown as S.tate Route VI-Ker-58-L, 124.262
feet to a point; thence at right angles North 0° '16' 00"
East 41.25 feet; thence at right angles and parallel to
said centerline of 24th Street 277.638 feet Westerly along
North line of said 24th Street to a point; thence continuing
along said Northerly line North 73° 24' 28" West, 78.144
feet to the true point of beginning for this description;
thence leaving said Northerly line North 00= 49' 21" East,
204.002 feet to the beginning of a tangent circular curve
concave to the West having a radius of 1,205 feet; thence
on and along said curve through a central angle of 21~
06~ 36", a distance of 443.969 feet to .intersect the
Westerly boundary line of that certain parcel of land as
described in deed from Kern County Land Company Foundation,
a corporation to John H. and Marcella D. Deeter recorded
June 20, 1962 in Book 3547, Page 862 of Official Records
in the office of the County Recorder, County of Kern,
State of California; thence on and along said Westerly
boundary line South. 45° 08' 51" West, 77.216 feet to a
point; 'thence continuing on and along said Westerly
boundary line South 52° 02~ 23" West, 308.30 feet to a
point; thence continuing on and along said Westerly boundary
line South 32~ 12' 13" West, 283.480 feet to intersect said
Northerly line of 24th Street; thence on and along said
Northerly line South 73° 24~ 28" East, 543.208 feet to
the true point of beginning for this description. Containing
4.3 acres more or less.

regular meeting thereof held on the 20th day of July, 1964, by the
