WHEREAS, tn accordance with the procedure set forth in
the provisions of Title 17 of the ~lunicipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectivelY, on a motion of the Plgnning Commission to
change the land use zoning of that certain property in the City of
Bakersfield located southeasterly of the intersection 'of Col,-~hus
Street with Oswell Street being on the easterly side of Os~ell
Street and comprising a portion of the southeast quarter of
Section 1§, Township 29 south, range 28 east, and of Lot 9 of
Tract No. 2809, and
~.REAS, the City 'Council has determined after due
consideration of said motion and the recommendations of the
Planning Commission herein on file, together with' the reasons
advanced at the hearings for a change of zonin~ of said propert~y,
that a zoning change should be authorized.
NOW, TttEBEFORE~ BE IT ORDAINED by the Council ~f the City ,
of Bakersfield as follows:
That Sect[on 17.12.020 (zoning map) of the Municipal Code
of the City' of Bakersfield, be and the same as hereby amended by

boundaries of which property are shown on the map hereto attached.

Char. gang the zoning boundaries from an R-4 (Multiple-faintly dwell[ag)
Zone and R-4-D (Multiple-family dwelling -- Architectural Design)
Zone to a C-O-D (Professional office o" Architectural Design) Zone
of that certain property in the .City of Bakersfield being more
particularly described as
Commencing at the intersection off Osvell Street and Glenbrook Avenuo
as shorn on Tract No. 2783 recorded in Book 13, Page 131 of Naps
in the Office of the County Recorder, County of Kern, State of
Calt£omt~; thence North 89° 58~ 36" East 55.00 feet to intersect
the Easterly line of Oswell Street; thence North 0° 01' 24" l,~est
on and alon~ said F~sterly line 22.00 feet- to the beginning of a
tangent circular curve concave to the Southwest havin~ a radius of
5.55 feet; thence on and along said curve and said Easterly line
tatrough a central angle of 13° 57~ 04", a distance of 135.139 feet
to the true point of beginning for this description; thence North
89' 58' 36" East, a distance of 196.37 feet to a point on the East
line of said Lot 9; thence North alon~ the East line of Lot 9 a
distance of 120.00 feet; thence l'Testerly at a bearir~ of North
89° 58~ 36" East a distance of 106.435 feet; thence Northvesterly
at a bearing of South 28° 357 06" East, a distance of 226.000
feet; thence Southwesterly at a beartn~ of North 80° 51~ 11' East,
a distance of 164. 746 ~eet to a point on the East line of Oswell
Street; thence Southeasterly along the East line of Oswell Street
a distance .o£ 40.804 feet to a point tangent with the curved
rtght-o£oway of said Osvell Street, such curve having a radius of
555.000 feet and a curve length o~ 309.280 feet to the true point
of beginning. The foregoing description describes the combined
periphery o£ proposed Lots 3, 4 and 5 o£ Tentative Tract No. 2957.
