AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD DELETING PRESENT CHAPTER 17.52
OF THE MUNICIPAL CODE OF THE CITY OF
BAKERSFIELD PERTAINING TO "T" TRAILER PARK
ZONES AND ADDING A NEW CHAPTER 17.50 TO THE
MUNICIPAL CODE OF 'THE CITY OF BAKERSFIELD
PROVIDING FOR MOBILE HOME PARK ZONES.
BE IT ORDAINED by the Council of the City of Bakersfield
as follows:
SECTION 1.
That Chapter 17.50 "T" Trailer Park Zones as it presently
appears in the Municipal Code of the City of Bakersfield is hereby
deleted in its entirety.
SECTION 2.
That new Chapter 17.50 "MH" Mobile Home Park Zone is
hereby added to the Municipal Code of the City of Bakersfield as
follows:

MH ZONE
Sections:
17.50.010 Mit Mobile Home Park Zone.
17.50. 020 Uses permitted.
17.50. 030 Approval of plan.
17.50. 040 Additional improvements.
17.50.050 Denial of permit--Appeal.
17.50.010 MH MOBILE HOME PARK ZONE. Land classified in an "Mit"
Mobile Home Park Zone shall also be classified in an R-2, R-3, R-4,
C-i, C-2, or M-1 Zone, and the regulations of this chapter,shall
apply in the MH Mobile Home Park Zone unless otherwise provided in
this chapter.
17.50.020 USES PERMITTED. The following uses are permitted
in an "Mit" Zone: A. Any use permitted in the zone in which
the land is classified and when so used, subject to all the
provisions contained in the sections defining said zone.
B. A mobile home park, when determined by the Planning
Commission and/or City Council that adequate evidence in support
of the following conditions have been shown:
!.. The establishment of a mobile home park in said area
would not be injurious to'. the property or improvements
in the vicinity.
2. The establishment of a mobile home park in said area is
desirable for the public necessity, convenience, or
general welfare.
3. The land in such area is 'located so as to provide ade. quate
direct access to a freeway or major street.
17.50.030 APPROVAL OF PLAN. P'lans and elevations showing the
exterior architectural design and appearance of all buildings and
structures and plot plans showing '.location and dimension of access-
ways, structures, landscaping, parking areas, and other improvements,
of the individual mobile home park to be established shall be subject
to the approval of the Planning Commission in order that the proposed
mobile home park will be in harmony with other structures and improve-
ments in the area and will comply with all standards and requirements
as set forth in Chapter 15.04.
17.50.040 ADDITIONAL IMPROVEMENTS. The Planning Commission may
require such additional improvements as may be necessary to comply with
the conditions set forth in Section 17.50.020 and Chapter 15.04.
17.50.050 DENIAL OF PERMIT--APPEAL. In the event the Planning
Co-..~ission dete~-mines that the mobile home park as proposed to be
developed does not meet the intent· of the regulations set forth in
this chapter and Chapter 15.04, said Planning Commission shall deny
the permit for the mobile home park.
In case the applicant is not satisfied with the action of the
Planning Commission, he tomy, within thirty (30) days after such
action, appeal in writing to the City Council. Said City Council
shall hold a public hearing on said appeal and shall render its
decision thereon within thirty (30') days after the filing thereof.
Upon approval by the City Council, the building permit shall be
issued, provided all other requirements of law have been complied with.
SECTION 3.
This ordinance shall become effective thirty days from
and after its passage.

passed and adopted by the Council of the City of Bakersfield at a
regular meeting thereof held on the 20th day of January, 1969,
