AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
ON THE WEST SIDE OF STINE ROAD, SOUTH OF BELLE
TERRACE AND NORTH OF MING AVENUE.
WHEREAS, in accordance with the 'procedure set forth in
the 'provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located on
the west side of Stine Road, South of Belle Terrace and North of
Ming Avenue; and
WHEREAS, the City Council has determined after due
consideration of said 'petition and the recoLmL~endations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain 'property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
Changing the zoning boundaries from an R-1 (Single
Family Dwelling) Zone to an R-3-D (Limited Multiple
Family Dwelling - Architectural Design) Zone; to a
C-1-D (Limited Commercial - Architectural Design)
Zone; to.a C-O-D (Professional Office - Architectural
Design) Zone; to a C-2-D (Commercial - Architectural
Design) Zone; and to an R-S (Residential Suburban)
Zone, of that certain 'property in the City of Bakers-
field located on the west side of Stine Road, south
of Belle Terrace and north of Ming Avenue, being more
· particularly described as follows:
From an R-1 (Single Family Dwelling) Zone to an R-3-D
(Limited Multiple Family Dwelling - Architectural Design) Zone:
Parcel 1: Ail that certain property bordered on the
north by Fjord Street, on the west by City of Bakers-
field Community Park, on the south by Ming Avenue,
and on the east by Valhalla Drive, consisting of
13.36 acres.
Parcel 9: That certain property starting at a
point on the east 'property line of Valhalla Drive
and the extension of the south 'property line of
Fjord Street, thence 211.86 feet east along the
extension of the south 'property line of Fjord
Street; thence 1100 feet north and parallel to
Valhalla Drive; thence 211.86 feet west and parallel
to the extension of Fjord Street to the east
property line of Valhalla Drive; thence 1100 feet
south along the east property line of Valhalla
Drive to the point of beginning, consisting of
5.35 acres.
Parcel 11: That certain property starting at a point
at the north property line of Nordic Drive and the west
property line of Valhalla Drive, thence 425.49 feet
north along the west property line of Valhalla Drive;
thence 345.07 feet west along the south property line
of Belle Terrace; thence 45 feet north and parallel
to 'Valhalla Drive to the center line of Belle Terrace;
thence 624.93 feet west along the center line of Belle
Terrace; thence 470.49 feet south and parallel to
Valhalla Drive; thence 970 feet east along the north
line of Nordic Drive to point of beginning, consisting
of 10.115 acres.
Parcel 5: That certain property starting at the northeast
corner of School Property at Stine Canal and extending a
distance of 596.62 feet west along north 'property line,
thence south 811.45 feet; thence east 342 feet + along
the extension of the south property line of Fjord Street
to the easterly property line at Stine Canal; thence north-
east 840 feet + along the common east property line to the
point of beginning. This parcel consists of 8.612 acres.
From an R-1 (Single Family Dwelling) Zone to a C-1-D
(Limited Commercial - Architectural Design) Zone:
Parcel 2: That certain property bordered on the west by
Valhalla Drive, on the south by Ming Avenue, extending
601.86 feet easterly from Valhalla Drive 'property line
and 300 feet northerly from property line at Ming Avenue,
consisting of 4.145 acres.
From an R-1 (Single Family Dwelling) Zone to a C-O-D
(Professional Off%~_- Architectural. Dgsign) Zone:
Parcel 3: That certain property bordered on the west by
Valhalla Drive, the southern boundary line being 300
feet north of the north property line of Ming Avenue and
parallel to Ming Auenue, the north line being an extension
of the south property line of Fjord Street, extending
601.86 feet from easterly property line at Valhalla Drive
and extending 458.49 feet from the northerly line of
Parcel 2, consisting of 6.335 acres.
From an R-1 (Single Family Dwelling) Zone to a C-2-D
(Commercial ~ Architectural Design) Zone:
Parcel 4: That certain property 601.86 feet east of east
property line of Valhalla Drive and parallel to Valhalla
Drive, bordered on the south by the north 'property line
of Ming Avenue, on the east by Stine Canal property line,
the north line being an extension of the south property
line of Fjord Street which is 785.49 feet north of the
· property line of Ming Avenue, consisting of 13.45 acres.
From an R-1 (Single Family Dwelling) Zone to an R-S
(Residential Suburban) Zone:
Parcel 6: That certain property starting at a point
931.8§ feet east of the east 'property line of Valhalla
Drive and along the extension of the south property line
of Fjord Street, thence 200 feet east along the extension
of the south property line of Fjord Street; thence north
811.45 feet parallel to Valhalla Drive; thence 200 feet
west along the north property line of School Property;
thence 811.45 feet south to point of beginning, consisting
of 3.725 acres.
Parcel 10: That certain property starting at a point on
the east property line of Valhalla Drive and 200 feet
south of the south 'property line of Nordic Drive, thence
601.86 feet east and 'parallel to the south property line
of Nordic Drive; thence 730.49 feet north along the
east property line to the center line of Belle Terrace;
thence 601.86 feet west along the center line of Belle
Terrace; thence 730.49 feet south along the east prop-
erty line of Valhalla Drive to the point of beginning,
consisting of 10.093 acres.
