AN ORDINANCE AMENDING TITLE SEVENTEEN OF
THE MUNICIPAL CODE OF THE CITY OF BAKERSFIELD
BY CHANGING THE LAND USE ZONING OF THAT
CERTAIN PROPERTY IN THE CITY OF BAKERSFIELD
LOCATED BETWEEN AKERS ROAD AND STINE ROAD
AND NORTH OF PARKER AVENUE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a motion of the Planning Commission to
change the land use zoning of that certain property in the City of
Bakersfield located between Akers Road and Stine Road and North of
Parker Avenue, and
WHEREAS, the City Council has determined after due
consideration of said motion and the recommendations of the Planning
Co.~m~ission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized.

NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which properties are shown on the map hereto attached
and made a part hereof, as follows:
Changing the zoning boundaries from an R-1
(Single Family Dwelling) Zone to an R-3-D
(Limited Multip.le Family Dwelling- Architectural
Design), or more restrictive, Zone and to a
C-O-D (Professional Office-Architectural
Design), or more restrictive, Zone, of that
certain property in the City of Bakersfield
~located between Akers 'Road and Stine Road
and north of Parker Avenue, being more
particularly described as follows:
That portion of Lot 6 in Section 11, T30S,
R27E, M.D.M., in the City of Bakersfield,
County of Kern, State of California, accord-
ing to that certain plat of said section
entitled "Sales Map of Lands of the Kern
County Land Company" dated January 9, 1894,
and filed in the Office of the County Recorder
of said County on January 25, 1894, being
more particularly described as follows:
To an R-3-D (Limited Multiple Family Dwelling-
~rChitec~ural Design). or more res. trictive~ Zone:
Parcel ~1: Commencing at the southwest corner
of Lot 6, said southwest corner being for the'
purposes of this description on the inter-
section of the westerly prolongation of the
south line of said Lot 6 and the centerline
of Stine Road; thence N 30° 53' 45" E along
the centerline of Stine Road. a distance of
717.77 feet; thence N 89° 39r 40" E, a distance
of 800.81 feet to the True Point of Beginning;
thence continuing along said last bearing, a
distance of 405.00 fee~ to the centerline of
Akers Road; thence S 0- 20' 20" E along said
centerline of Akers Road, a distance of 643.95
feet to the centerline of Parker Avenue; thence
N 89° 14' 31" W along the centerline of Parker
Avenue, a distance of 885.16 feet, said point
also beingoa point on said south line of Lot 6;
thence N 0 20' 2p" W, a distance of 470.00
feet; thence N 89 39' ~0" E, a distance of
265.00 feet; thence S 0- 20' 20" E, a distance
of 330.00 feet; thence N 89° 39' 40" E to a
point that lies westerly of the centerline of
Ak,rs Road, a distance of 165.00 feet measured
at right angle from said centerline of Ak,rs

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 25th day of May, 1970, by the following
