AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
C}~NGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
WEST OF STINB ROAD AND SOUTH OF MING AVENUE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, tile Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located west of
Stine Road and south of Ming Avenue; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at the
hearings for a change of zoning of said property, that a zoning change
should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached and
made a part hereof, as follows:
Changing the zoning boundaries from an R-1
(Single Family Dwelling) Zone and an
(Limited Multiple Family Dwelling) Zone to
a C-2-D (Commercial - Architectural Design),
or more restrictive, Zone, of that certain
property in the City 6f Bakersfield located
west of Stine Road and south of Ming Avenue,
being more particularly described as follows:
All that portion-of'the NW~ of Section 11,
TSOS, R27E, M.D.M., in the City of Bakersfield,
being more particularly described as follows:
Commencing at the northwest corner of said
Section 11; thence S 00° 54' 20" W, along
the west line of said Section, 540.05 feet;
thence S 88° 46' 52" E, 551.39 feet; thence
N 00° 34' 20" E, 69.12 £eet to the true point
of beginning; thence continuing N 00o 54~ 20"
E, 470.90 feet to a point on a nontangent curve
concave to the south, having a radius of 2800.00
feet, a radial line from said point to the center
of said curve bears S 01° 05t 22" W; thence
easterly along said curve through a central angle
of 00o 07~ 46", an arc distance of 6.33 feet;
thence S 88° 46~ 52" E, 1150.55 feet; thence
S 51° 16~ 50" W, 887.88 feet; thence N 58° 45'
10" ~, 332.17 feet to the beginning of a tangent
curw~ concave to the south having a radius of
1000.00 feet; thence westerly along said curve
through a central angle of 25° 22' 47", an arc
distance of 442.96 feet to the true point of
beginning. Containing 15.47 acres.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 9th day of November, 1970, by the following
vote:
