AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
APPROXIMATELY 450 FEET NORTH OF STOCKDALE
HIGHWAY AND WEST OF MONTCLAIR STREET.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Cor~ission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located approxi-
mately 450 feet north of Stockdale Highway and West of Montclair
Street; and
WHEREAS, the City Council has Jetermined after due
consideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at the
hearings for a change of zoning of said property, that a zoning
change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That: Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached and
made a part hereof, as follows:
Changing the zoning boundaries from an "A"
(Agricultural) Zone to an R-1 (Single Family
Dwelling), or more restrictive, Zone and to
an R-3-D (Limited Multiple Family Dwelling-
Architectural Design), or more restrictive,
Zone of that certain property in the City of
Bakersfield located approximately 450 feet
north of Stockdale Highway and west of Mont-
clair Street, being more particularly des-
cribed as follows:
To an R-1 (Single Family Dwelling)~ or more
restrictive~ Zone:
Commencing at the point of intersection of the
centerline of Montclair Street with the north
line of Stockdale Highway as shown on the map
of Tract No. 3209 as recorded in Book 16, of
Maps, at Page 178, Official Records of Kern
County; thence N 00°03'25" W, on and along
said. centerline, 680.00 feet; thence S 89v
56'35" W, 30.00 feet to the west line of Mont-
clair Street and true point of beginning; thence
continuing S 89°56

To an R-3-D (Limited Multiple Family Dwelling-
Architectural Design) ~ or more restrictive~ Zone:
Commencing at the point of intersection of the

of Stockdale Highway as shown on the map of Tract
No. 3209 as recorded in Book 16 of Maps, at Page
178, Official Records of Kern County; thence N

west line of Montclair Street and the True Point
of Beginning; thence continuing S 89056'35'' W,

named west line; thence S 00003'25'' E, on and
along said west line, 215.00 feet to the Point
of Beginning.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 1st day of March, 1971, by the following
vote:
