AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
SOUTH OF MING AVENUE AND WEST OF NEW STINE
ROAD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, 'the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located ~south
of Ming Avenue and west of New Stine Road; and
WHEREAS, the City Council has determined after due
consideration of said petition and the recommendations of the
Planning Co~ission herein on file, together with the reasons advanced
at the hearings for a change of zoning of said property, that a zon-
ing change should be authorized.
NOW, THEREFORE, BE IT ORDAINED 'by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the sa-me is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
Changing the zoning boundaries from an R-1
(Single Family Dwelling) Zone and an R-3
(Limited Multiple Family Dwelling) Zone to
an R-2-D (Limited Multiple Family Dwelling-
Architectural Design), or more restrictive,
Zone of that certain property in the City of
Bakersfield located south of Ming Avenue and
West of New Stine Road, being more particularly
described as follows:
Commencing at the intersection of the west line
of Section 10, T30S, R27E, M.D.M. with the
centerline of Ming Avenue as shown on the
"Map of~ the Official Plan of that portion of
Ming Road within Section 10, T30S, R27E,
M.D.M. and New Stine Road between Sundale
Avenue and Fraser Road" as passed by resolu-
tion on October 26, 1965 by the Board of
Supervisors of the County of Kern; thence
S 89~49'17~'E, on and along said centerline
of iMing Avenue, 205.92 feet to the beginning
of a tangent curve, concave to the northwest,
having a radius of 4800.00 feet; thence
easterly, on and along said curve and the
centerline of Ming Avenue, through a central
angle of 12°20'22", an arc distance of 1033.72
feet; thence S 12°09'39''E, radial to said
curve, 55.00 feet, more or less, to the
southerly line of Ming Avenue and the True
Point of Beginning; thence continuing S 12~
09'39"E, 220.00 feet to the beginning of a
tangent curve, concave to the west, having
a radius of 1800 feet; thence southerly, on
and along said curve, through a central angle
of 31°49'52'', an arc distance of 1000.00 feet;
thence S 87°43'46"E, 1390.14 feet; thence N
03~05'42"E, 490.00 feet; thence N 08°08'11'' W,
788.99 feet; thence N 23°55'32'' W, 405.54 feet,
more or less, to the aforementioned southerly
line of Ming Avenue; thence S 66~04'28'' W, on
and. along said southerly line, 191.31 feet to
the beginning of a tangent curve, concave to
the. northwest, having a radius of 4855 feet;
thence westerly, on and along said curve and
the southerly line of Ming Avenue, through a
cen. tral angle of 11°45'53", an arc distance of
996.89 feet to the Point of Beginning.
Containing 41.92 acres, more or less, all in
the City of Bakersfield, County of Kern, State
of California.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 6th day of March, 1972, by the following
vote:
