AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
SOUTH OF CYPRESS POINT DRIVE, EXTENDING
SOUTHERLY AND WESTERLY, AND ADJACENT TO A
PORTION OF THE KERN CITY GOLF COURSE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning COL~,,L~ission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located south
of Cypress Point Drive, extending southerly and westerly, and
adjacent to a portion of the Kern City Golf Course; and
WHEREAS, the City Council has determined after due
consideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
Changing the zoning boundaries from an R-1
(Single Family Dwelling) Zone to an R-2-D
(Limited Multiple Family Dwelling - Archi-
tectural Design), or more restrictive, Zone
of that certain property in the City of
Bakersfield located south of CypreSs Point
Drive, extending southerly and westerly,
and adjacent to a portion of the Kern City
Golf Course, being more particularly descri-
bed as follows:
All that portion of Sections 3 and 10, T30S,
R27E, M.D.M., being more particularly described
as follows:
Beginning~ at the southeast corner of Tract
No. 3434, as per map filed in Book 20 of Maps,
at Page 74, Official Records of Kern County,
California;
thence S 4°16'50'' E, 276.52 feet;
thence S 64o59'05'' W, 511.30 feet;
thence S 76006'33'' W, 367.10 feet;
thence S 53°25'29'' W, 124.46 feet;
thence S 86042'24'' W, 141.64 feet;
thence S 23°17'10'' E, 297.58 feet;
thence N 66036'47'' E, 952.19 feet to the beginning
of a tangent curve, concave to the northwest, having
a radius of 379.31 feet;
thence northeasterly on and along said curve through
a central angle of 70°53'37'', an arc distance of 469.33
feet;
thence N 4°16'50'' W, 356.24 feet, more or less to the
easterly prolongation of the centerline of Cypress
Point Drive as shown on the aforesaid map of Tract
No. 3434;
thence S 85°43'10'' W, on and along said centerline and
prolongation thereof, 164.84 feet, more or less, to a
point on the easterly line of said Tract No. 3434;
thence S 4°16'50'' E, on and along said easterly tract
line, 162.09 feet, more or less to the southeast
corner thereof, and the point of beginning.

I HEREBY CERTIFY that the foregoing Ordinance was
passed and adopted by the Council of the City of Bakersfield at a
regular meeting thereof held on the 26th day of June, 1972, by
the following vote:
