AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
NORTHERLY OF STOCKDALE HIGHWAY IN THE VICINITY
OF EL RIO DRIVE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located northerly
of Stockdale Highway in the vicinity of E1 Rio Drive; and
WHEREAS, the City Council has determined after due
consideration of said petition and the recommendations of the Plan-
ning Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
Changing the zoning boundaries from an R-1 (Single
Family Dwelling) Zone and R-I-CH (Single Family
Dwelling - Church) Zone to an R-2-D (Limited
Multiple Family - Dwelling - Architectural Design)
Zone; to an R-S (Residential Suburban) Zone
affecting that certain property in the City of
Bakersfield located northerly of Stockdale
Highway in the vicinity of E1 Rio Drive, being
more particularly described as follows:
To an R-2-D (Limited MultipIe Family Dwelling -
Architectural Design) Zone:
Parcel 1: Ail that portion of Section 33, T29S, R27E, M.D.M.,
being more particularly described as follows:
Beginning at the southwest corner of said Section
33, thence S 89~43'00'' E, on and along the south
line of said section, 2486.94 feet;
thence N 0°17'00''E, 600.00 feet;
thence S 89°43'00'' E, 345.00 feet;
thence N 0°17'00'' E, 180.00 feet;
thence N 89°43'00'' W, 336.45 feet to the beginning of
a tangent curve, concave to the southeast, having a
radius of 250.00 feet;
thence southwesterlY,oOn and along said curve, through
a central angle of 45 00'00", an arc distance of
196.35 feet;
thence S 45°17'00'' W, 252.51 feet to the beginning
of a second tangent curve, concave to the northwest,
having a radius of 250.00 feet;
thence southwesterly, on and along said curve,
through a central angle of 45°00'00'', an arc distance
of 196.35 feet;
thence N 89°43'00'' W, 1151.66 feet;
thence S 45°17'00'' W, 176.78 feet;
thence N 89°43'00'' W, 688.23 feet, more or less, to
the west line of aforesaid section 33;
thence S 0°01'18'' W, on and along said west line,
330.00 feet, more or less, to the southwest corner
of Section 33 and the Point of Beginning.
EXCEPT those portions outside the City of Bakersfield
along with the right-of-way for Stockdale Highway,
County of Kern, State of California.
Parcel 2: Ali that portion of Section 33, T29S, R27E, M.D.M.,
being more particularly described as follows:
Beginning at a point on the south line of said Section
33, distance thereon, S 89~43'00'' E, 2831.94 feet
from the southwest corner thereof;
thence N 00°17'00'' E, 600.00 feet;
thence N 89°47'07'' E, 388..32 feet;
thence S 00o17'00'' W, 603.38. feet, more or less,
to the aforesaid south line of Section 33;
thence N 89043'00'' W, on and along said south line,
388.30 feet, more or less, to the Point of Beginning,
EXCEPTING the right-of-way for Stockdale Highway.
To an. R-S (Residential Suburban) Zone:
All that portion of Section 33, T29S, R27E, M.D.M.,
being more particularly described as follows:
Commencing at the northwest corner of Tract No. 3124,
as per map recorded in Book 17 of Maps, at Page 63,
Official Records of Kern County, California, said point
also being a point on the east line of said Section 33
and the southerly right-of-way line of the Carrier Canal;
thence on and along southerly canal right-of-way line,
N 87°03'15'' W, 206.36 feet and N 62o54'37'' W, 83.06
feet to the True Point of Beginning;
.thence leaving said canal right-of-way line, S 0°
02'27" E, 171.69 feet;
thence S 73022'24'' W, 624.94 feet to the beginning
of a tangent curve, concave to the north, having a
radius of 1000.00 feet;
thence westerly, on and along said curve, through
a central angle of 31o04'22'', an arc distance of
542.32 feet;
thence N 75°33'14'' W, 3387.55 feet, more or less,
to a point on the easterly right-of-way line of the
Arvin-Edison Canal;
thence N 15o07'53'' E, on and along said easterly
right-of-way line, 392.04 feet to the beginning of a
tangent curve, concave to the northwest, having a
radius of 320.00 feet;
thence northeasterly on and along said curve and
canal right-of-way line, through a central angle
of 6°48'51'', an arc di_stanc~e of 38.06 f.eet to the
point of intersection with the southerly rightS-Of-way ' ·
line of the Carrier Canal;
thence on and along said right-of-way line of the
Carrier Canal the following courses:

S 73°06'47'' E, 438.13 feet;
$ 84°48'31'' E, 198.79 feet;
N 73°22'24'' E, 532.18 feet;
S 83°56'07'' E, 161.13 feet;
S 49°54'15'' E,'210.11 feet; and
S 62~54'37'' E, 83.40 feet, more or less to
the True Point of Beginning.
EXCEPT those portions outside of the City of Bakersfield,
County of Kern, State of California.
