AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
AT THE SOUTHEAST CORNER OF WILSON ROAD AND
STINE ROAD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of that certain property in the City of Bakersfield located at the
southeast corner of Wilson Road and Stine Road; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change'of zoning of said property, that a zoning
change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield. as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain property in said City, the
boundaries of which property are shown on the map hereto attached
and made a part hereof, as follows:
From an R-1 (One-Family Dwelling) Zone to a C-1-D
(Limited Coam~ercial - Architectural Design) Zone:
The northerly 272 feet of Lot 23, according to the
plat entitled "Sales Map of Lands of Kern County Land
Company in Section 11, T30S, R27E, M.D.B.& M., Kern
County, California" filed January 25, 1894 in the
Office of the County Recorder of said County of Kern.
EXCEPTING the east 754.60 feet and the R/W for both
Stine Road and Wilson Road.
From an R-1 gOne-Family Dwelling) Zone to an R-2-D
(Limited Multiple Family Dwelling - Architectural

Parcel ~/1: The southerly 390.2 feet of Lot 23

of Kern County Land Company in Section 11. T30S,
R27E, M.D.B.& M., Kern County, Californiaf' filed
January 25, 1894 in the Office of the County Recorder
of said County of Kern.
EXCEPTING THEREFROM the east 699.60' and the R/W
for S tine Road.
Parcel ~2: The northerly 272 feet of the westerly
55 feet of the east 754.60 feet of Lot 23 according
to the plat entitled "Sales Map of Lands of Kern
County Land Company in Section 11, T30S, R27E,
M.D.B.& M., Kern County, California" filed January
25, 1894 in the Office of the County Recorder of said
County of Kern.
EXCEPTING the R/W for Wilson Road.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 8th day of January, 1973, by the follow-
ing vote:
