AN ORDINANCE OF THE COUNCIL OF THE CITY
OF BAKERSFIELD AMENDING SECTION 17.51.100
OF CHAPTER 17.51 OF TITLE 17 OF THE MUNICIPAL
CODE OF THE CITY OF BAKERSFIELD CONCERNING
PI~NNED RESIDENTIAL DEVELOPMENT.
BE IT ORDAINED by the Council of the City of Bakersfield
as follows:
SECTION 1.
That Section 17.51.100 of Chapter 17.51 of Title 17
of the Municipal Code of the City of Bakersfield is hereby amended
to read as follows:
17.51.100 Residential Density.
1. Open area and density per dwelling unit shall be
as shown on the final development plan for the particular P.U.D.
zone as approved by the Planning Commission and the City Council.
The permitted number of dwelling units may be distributed within
the Planned Residential Development. Zone in accordance with the
conditions and terms established pursuant to this Chapter without
applying the regulations of the underlying zone or zones.
2. Any increase in the number of dwelling units beyond
that which would be permitted under such underlying zone regulations
shall be limited to that which the Planning Commission and the
City Council finds to be compensated for by quality and distinction
of the various elements of the development plan, including:
(a) Common open space or privately owned and developed
open space; private driveways, park strips and parking areas.
(b) Design of vehicular circulation.
(c) The general excellence of the design as a whole
including, among other criteria, the treatment of pedestrian
ways, areas for recreational uses and the general welfare of the
neighborhood.
SECTION 2.
This Ordinance shall take effect thirty days from
and after the date of its passage.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the llth day of .September, 1973, by the
