AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THOSE CERTAIN
PROPERTIES IN THE CITY OF BAKERSFIELD COMMONLY
KNOWN AS 1504 EL RANCHO DRIVE AND 1505 SOUTH
CHESTER AVENUE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a petition to change the land use zoning
of those certain properties in the City of Bakersfield commonly
known as 1504 E1 Rancho Drive and 1505 South Chester Avenue; and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Planning
Commission herein on file, together with the reasons advanced at
the hearings for a change of zoning of said property, that a zoning
change should be authorized.
NOW, THEREFORE, BE IT ORDAINED by the Council of the City
of Bakersfield as follows:
That Section 17.12.020 (Zoning Map) of the Municipal Code
of the City of Bakersfield, be and the same is hereby amended by
changing the land use zoning of certain properties in said City,
the boundaries of which properties are shown on the map hereto
attached and made a part hereof, as follows:
Changing the zoning boundaries from an R-1 (One
Family Dwelling) Zone to an R-l-CH (One Family
Dwelling - Church) Zone of those certain properties
in the City of Bakersfield commonly known as
1504 E1 Rancho Drive and 1505 South Chester
Avenue, being more particularly described as follows:
_Parcel 1: Ail of Lot 3 and the vacatmd~ alley
adjacent to the South property line of said Lot
3, in Block "F" of Tract No. 1153, City of
Bakersfield, County of Kern, State of California,
as per map recorded May 29, 1940, in Map Book 4,
Pages 194-195, in the Office of the County Recorder
of said County.
EXCEPTING THEREFROM the North 10' of said Lot 3.
Parcel II: All of Lot 30 and the vacated alley
adjacent to the west line of said Lot 30 in Block
"F" of Tract No. 1163, City of Bakersfield, County
of Kern, State of California, as per Map recorded
December 26, 1940, in Map Book 5, Pages 21 and 22,
in the Office of the County Recorder of said County.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 28th day of January , 1974, by the
