AN ORDINANCE OF THE COU~CIL OF THE CITY OF
BAKERSFIELD AMENDING TITLE SEVENTEEN OF THE
BAKERSFIELD MUNICIPAL CODE BY CHANGING THE
LAND USE ZONING OF THAT CERTAIN PROPERTY
IN THE CITY OF BAKERSFIELD COMMONLY KNOWN
AS 4801 TRUXTUN AVENUE.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of that certain property
in the City of Bakersfield commonly known as 4801 Truxtun Avenue;
and

WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed project;
and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Plan-
ning Commission herein on file, together with the reasons advanced
at the hearing for a change of zoning of said property that a
zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
the proposed zoning is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
1. All of the foregoing recitals are hereby found to
be true and correct.
2. An environmental assessment was made of the project,
and a Negative Declaration was adopted by the Planning Commission
after a public hearing thereon, and this Council hereby approves
and adopts the Negative Declaration.
3. Section 17.06.020 (Zoning Map) of the Municipal
Code of the City of Bakersfield be and the same is hereby amended
by changing the land use zoning of certain property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN A (AGRICULTURAL) ZONE AND AN R-1
(ONE FAMILY DWELLING) ZONE TO AN M-1
(LIGHT MANUFACTURING), OR MORE RESTRICTIVE
ZONE:
That portion of the southwest Quarter of
Section 26, and of the northwest Quarter of
Section 35, Township 29 South, Range 27
East, Mount Diablo Meridian, partly in the
City of Bakersfield, and partly in the
unincorporated area of the County of Kern,
State of California, more particularly
described as follows:
Beginning at the southwest corner of said
Section 26;
Thence along the west line thereof, North
00014'32" West, 1,200.00 feet to a point
that is the Point of Beginning of the parcel
described as Parcel 111 in that certain
grant deed to the Atchison, Topeka and Santa
Fe Railway Company recorded September 10,
1971, in the Office of the County Recorder
of said Kern County in Book 4572 of Official
Records at Page 828;
Thence along the southerly boundary of said
Parcel 111, South 67002'26" East, 430.94
feet;
Thence South 01°19'48" West, 260.44 feet;
Thence South 88040'35" East, 593.91 feet to
a point on the right-of-way of the Carrier
Canal;
Thence departing from said southerly
boundary south 46°47'51" West, 296.026 feet;
Thence South 47044'30" West, 550.000 Feet;
Thence South 35009'56" West, 159.753 feet;
Thence South 26051'03" West, 584.745 feet to
a point on the west line of said Section 35;
Thence along said West line, North 00003'25"
West, 467.012 feet to the Point of Beginning.
EXCEPTING THEREFROM that portion lying
northerly of the southerly right-of-way
of Truxtun Avenue.
