AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD AMENDING CHAPTER 17.18 OF THE
BAKERSFIELD MUNICIPAL CODE BY ADDING SECTION
17.18.026 AND AMENDING SECTIONS 17.18.030,
17.18.040 AND 17.18.070A RELATIVE TO R-4 ZONE.
BE IT ORDAINED by the Council of the City of
as follows:

Bakersfield
SECTION 1.
17.18.026 is hereby added to Chapter' 17.18 of
the Bakersfield Municipal Code to read as follows:
17.18.026 Site Plan Review. All permitted and conditional
uses pursuant to this Chapter shall be subject to site plan
review as provided in Chapter 17.53.
SECTION 2.
Sections 17.18.030 and 17.18.040 of Chapter 17.18 of
the Bakersfield Municipal Code are hereby amended to read as
follows:
17.18.030 Building Height. Four (4) stories and not to
exceed sixty-five (65) feet.
17.18.040 Front Yard. The setback requirements of Sections
17.16.040 and 17.08.125 shall apply.
SECTION 3.
Section 17.18.070A of Chapter 17.18 of the Bakersfield
Municipal Code is hereby amended to read as follows:
17.18.070 Minimum Lot Area.
A. The minimum lot area shall be not less than six thousand
(6,000) square feet, and the minimum lot area shall be not less
than six hundred (600) square feet per dwelling unit. When a
non-conforming lot has less than six thousand (6,000) square feet
and was recorded in the office of the County Recorder at the time
of the passage of this Section, said lot may be occupied by not
more than one (1) dwelling unit for each six hundred {600) square
feet.
SECTION 4.
This ordinance shall be posted in accordance with the
City Charter provisions and shall become effective thirty (30)
days from and after the date of its passage.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 31st day of March , 1982, by
