AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD COMMONLY
KNOWN AS 2080 STINE ROAD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of that certain property
in the City of Bakersfield commonly known as 2080 Stine Road; and
WHEREAS, the Planning Commission, as a result of said
hearing, did make several general and specific findings of fact
which warranted a negative declaration of environmental impact
and a change of zoning of the subject property from R-1 to R-1-CH
and R-3, and the Council has considered said findings and all
appear to be true and correct; and
WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed project;
and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Plan-
ning Commission herein on file, together with the reasons advanced
at the hearing for a change of zoning of said propert]f, that a
zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
this zoning ordinance is consistent with the General ]Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
1. All of the foregoing recitals are hereby found to
be true and correct.
2. An environmental assessment was made of the project,
and a Negative Declaration was adopted by the Planning Commission
after a public hearing thereon, and this Council hereby approves
and adopts the Negative Declaration.
3. Section 17.06.020 (Zoning Map) of the Municipal
Code of the City of Bakersfield be and the same is hereby amended
by changing the land use zoning of certain property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN R-1 (ONE FAMILY DWELLING) ZONE TO
AN R-1-CH (ONE FAMILY DWELLING-CHURCH)
ZONE AND TO AN R-3 (LIMITED MULTIPLE FAMILY
DWELLING) ZONE:
R-1 to R-1-CH
All that portion of Lot 6 of Section 11,
Township 30 South, Range 27 East, M.D.B.&M.
in the City of Bakersfield, County of Kern,
State of California, according to that plat
of said section entitled "Sales Maps of
Lands of the Kern County Land Company" dated
January 9, 1894 and filed in the Office of
the Kern County Recorder on January 25,
1894, more particularly described as follows:
Beginning at the Southwest corner of said
Lot 6, said Southwest corner being for the
purposes of this description on the inter-
section of the Westerly prolongation of the
South line of said Lot 6 and the centerline
of Stine Road;
Thence North 30053'45" East, 329.49 feet;
Thence North 89039'40" East, 52.63 feet to
the True Point of Beginning;
Thence continuing North 89039'40" East,
354.511 feet to "Point A";
Thence South 00020'20" East, 262.793 feet;
Thence North 89°14'31" West, 386.256 feet to
the beginning of a tangent curve, concave to
the North through a central angle of 30°08'16"
and a radius of 170 feet;
Thence Westerly along said curve, a distance
of 89.421 feet to the beginning of tangent
curve concave to the Northeast through a
central angle of 90000'00" and a radius of
20.00 feet;

Thence Northwesterly along said curve a
distance of 31.42 feet;
Thence North 30053'45" East, 237.783 feet to
the True Point of Beginning.
Contains 2.52 acres +.

Beginning at "Point A" described above;
Thence North 89°39'40" East, 115.00 feet;
Thence South 00020'20" East, 264.995 feet;
Thence North 89°14'31" West, 115.021 feet;
Thence North 00o20'20" West, 262.793 feet

This ordinance shall be posted in accordance with the
City Charter provisions and shall become effective thirty (30)
days from and after the date of its passage.

I HEREBY CERTIFY that the foregoing Ordinance was passed
and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 17th day of March , 1982, by
