AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD COMMONLY
KNOI~N AS 4417 WILSON ROAD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of that certain property
in the City of Bakersfield, commonly known as 4417 Wilson Road; and
WHEREAS, the Planning Commission as a result of said
hearing did make several general and specific findings of fact
which warranted a negative declaration of environmental impact
and a change of zoning of the subject property from R-1 to C-O-D
and the Council has considered said findings and all appear to be
true and correct; and
WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed project;
and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Plan-
ning Commission herein on file, together with the reasons advanced
at the hearings for a change of zoning of said property that a
zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:

the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN R-1 (ONE FAMILY DWELLING) ZONE TO A
C-O-D (COMMERCIAL AND PROFESSIONAL OFFICE-
ARCHITECTURAL DESIGN) ZONE:
That portion of Lot 23, Section 11, Town-
ship 30 South, Range 27 East, M.D.B.&M., City
of Bakersfield, County of Kern, State of
California, as shown on Sales Map of Lands of
Kern County Land Company filed January 25,
1894.
Beginning at the Northeast corner of Lot 23,
said Northeast corner being 30.00 feet
Southerly and at right angles to the center-
line of Wilson Road;
Thence Westerly along the North line of
Lot 23, a distance of 500.31 feet to the True
Point of Beginning;
Thence Southerly and parallel to the East
line of Lot 23, 270.00 feet;
Thence Westerly and parallel to the North
line of Lot 23, 100.00 feet;
Thence Northerly and parallel to the East
line of Lot 23, 270.00 feet;
Thence Easterly and along the North line of
Lot 23, 100.00 feet to the True Point of
Beginning.
