AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD AMENDING SECTION 17.12.020 OF
CHAPTER 17.12 (ZONING MAP) OF THE MUNICIPAL
CODE OF THE CITY OF BAKERSFIELD, REGARDING
PROPERTY KNOWN AS REAL NO. 4 ANNEXATION.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a motion to zone certain property now
being annexed to said City; and
WHEREAS, the City Council has determined after due con-
sideration of the motion and recommendation of the Planning
Commission, herein on file, together with the reasons advanced at
the hearing for the zoning of said property, that said zoning
should be authorized upon annexation of said property to the
City.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield, as follows:
SECTION 1.
That Section 17.12.020 of Chapter 17.12 (Zoning Map) of
the Municipal Code of the City of Bakersfield, be and the same is
hereby amended by extending the boundaries of said map to include
those certain properties in the County of Kern located on the west
side of South Real Road, between Stockdale Highway and Elcia Drive,
known as Real No. 4 Annexation, in a C-2-D (Commercial-Architectural
Design) Zone; in an R-3-D (Limited Multiple Family Dwelling-
Architectural Design) Zone and in an R-1 (One Family Dwelling) Zone,
upon the annexation of said property to the City of Bakersfield,
the boundaries of which property are shown on the map hereto
attached and made a part of this ordinance, and are more specifically
described as follows:
TO A C-1-D (LIMITED COMMERCIAL-ARCHITECTURAL
DESIGN) ZONE:
A parcel of land situated in the County of
Kern, State of California, being a portion
of Section 35, Township 29 South, Range 27
East, and Section 2, Township 30 South,
Range 27 East, M.D.B.&M., more particularly
described as follows:
Beginning at a point on the existing Corpor-
ate Boundary of the City of Bakersfield,
which point bears North 00035'34" East,
85.001 feet from the Northwest corner of
the Northeast Quarter of the Northeast
Quarter of said Section 2, as said North-
west corner is shown on State Highway filed
Map No. 7-1, Book 6, Page 132 on file in
the Office of the County Surveyor;
Thence North 89005'00" West, along the
existing Corporate Boundary, 45.001 feet to
the True Point of Beginning for this
description;
THENCE (1) departing from the existing
Corporate Boundary Southerly along the West
right-of-way line of Real Road and exten-
sion thereof, the following 3 courses,
South 00035'34" West, 892.762 feet;
THENCE (2) South 80051'05" East, a distance
of 15.169 feet;
THENCE (3) South 00°35'34" West, a distance
of 170.5 feet, more or less, to a point on
the South line of the Northeast Quarter of
the Southeast Quarter of the Northwest
Quarter of the Northeast Quarter of said
Section 2, said South line also being the
North right-of-way line of Elcia Drive;
THENCE (4) Westerly along the last named
South line and right-of-way line a distance
of 306 feet, more or less, to a point on
the West line of the East Half of the East
Half of the Northwest Quarter of the North-
east Quarter of said Section 2;
THENCE (5) Northerly along the last named
West line a distance of 822 feet, more or
less, to a point on the South line of the
North 160 feet of the Northwest Quarter of
the Northeast Quarter of said Section 2;
THENCE (6) Westerly along the last named
South line a distance of 135 feet, more or
less, to a point on the East line of the
West 30 feet of the East Half of the West
Half of the Northeast Quarter of the North-
west Quarter of the Northeast Quarter of
said Section 2, said point also being a
point on the East right-of-way line of
Williamson Way;

THENCE (7) Northerly along the last named
East line and right-of-way line and Northerly
extension thereof a distance of 245 feet,
more or less, to a point on the North line
of the South 85 feet of the Southwest
Quarter of the Southeast Quarter of said
Section 35, said point also being a point
on the North right-of-way line of Stockdale
Highway;
THENCE (8) Easterly along the last named
North line and right-of-way line a distance
of 75 feet, more or less, to a point on the
existing Corporate Boundary, said point
also being a point on the North right-of-
way line of Stockdale Highway;
THENCE (9) Easterly along the last named
right-of-way line and existing Corporate
Boundary to the True Point of Beginning.
EXCEPTING THEREFROM that portion that lies
South of the following described line:
Beginning at the Northeast corner of the
Southeast Quarter of the Northwest Quarter
of the Northeast Quarter of said Section 2;
THENCE South along the centerline of South
Real Road 144.31 feet to the Point of
Beginning;
THENCE North 81°26'18" West, 334.86 feet to
the end of this description.
TO AN R-3-D (LIMITED MULTIPLE FAMILY DWELL-
ING-ARCHITECTURAL DESIGN) ZONE:
Beginning at the intersection of the North
right-of-way line of Elcia Drive with the
West right-of-way line of South Real Road;
THENCE West along the North right-of-way
line of Elcia Drive, 149.9 feet to a point;
THENCE North and parallel with South Real
Road, 195.0 feet to a point on a line
bearing South 81°26'18" East;
THENCE Easterly along this line to a point
on the West right-of-way line of South Real
Road;
THENCE South along the West right-of-way
line of South Real Road, 170.5 feet, more
or less to the Point of Beginning.
TO AN R-1 (ONE FAMILY DWELLING) ZONE:
Beginning at the intersection of the North
right-of-way line of Elcia Drive with the
West right-of-way line of South Real Road;
THENCE West along the North right-of-way
line of Elcia Drive, 149.9 feet to a point,
said point being the True Point of Beginning
for this description.
THENCE continuing West along the North
right-of-way line of Elcia Drive, 156.0
feet to a point;
THENCE North and parallel with South Real
Road, 217.0 feet to a point on a line which
bears South 81°26'18" East;
THENCE Easterly along said line to a point
which is 179.9 feet West of South Real
Road;
THENCE South and parallel with South Real
Road, 195.0 feet, more or less, to the True
Point of Beginning.
SECTION 2.
This ordinance shall become effective upon the annexation
of the above-described territory to the City of Bakersfield.
