AN ORDINANCE OF THE COUNCIL OF THE CITY OF
BAKERSFIELD AMENDING SECTION 17.12.020 OF
CHAPTER 17.12 (ZONING MAP) OF THE MUNICIPAL
CODE OF THE CITY OF BAKERSFIELD, REGARDING
PROPERTY KNOWN AS FAIRVIEW NO. 1 ANNEXATION.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of tlhe City of
Bakersfield, the Planning Commission and City Council have held
hearings respectively, on a motion to zone certain property now
being annexed to said City; and
WHEREAS, the City Council has determined after due con-
sideration of the motion and recommendation of the Planning
Commission, herein on file, together with the reasons advanced at
the hearing for the zoning of said property, that said zoning
should be authorized upon annexation of said property to the
City.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield, as follows:
SECTION 1.
That Section 17.12.020 of Chapter 17.12 (Zoning Map) of
the Municipal Code of the City of Bakersfield, be and the same is
hereby amended by extending the boundaries of said map to include
those certain properties in the County of Kern, located south of
White Lane, north of the Arvin-Edison Intake Canal, west of
Monitor Street and east of Hughes Lane, known as Fairview No. 1
Annexation, in an R-1 (One Family Dwelling) Zone; an MH (Mobilehome)
Zone; an M-1-D (Light Manufacturing-Architectural Design) Zone;
and an R-2-D (Limited Multiple Family Dwelling-Architectural
Design) Zone, with the condition that Tentative Tracts Nos. 4004,
4242 and 4254 containing proposed R-2 Zoned lots on Pacheco Road,
Fairview Road and Monitor Street be revised to include private
drives at rear of said lots to provide ingress and egress to off-
street parking spaces, upon the annexation of said property to
the City of Bakersfield, the boundaries of which property are
shown on the map hereto attached and made a part of this ordinance,
and are more specifically described as follows:
TO AN R-1 (ONE FAMILY DWELLING) ZONE
Parcel 1:
A portion of Section 19 and Section 30 of
Township 30 South, Range 28 East, M.D.B.&M.,
being more particularly described as follows:
That portion of the Northwest Quarter of
said Section 30, lying Northerly of the
North right-of-way line of the Arvin-Edison
Canal and the West Half of said Section 19.
EXCEPTING THEREFROM the following 6 de-
scribed parcels of land, located in the West
Half of Section 19, Township 30 South,
Range 28 East, M.D.B.&M.
Parcel (a): The East Half of the Northeast
Quarter of the Northwest Quarter of said
Section 19.
Parcel (b): Beginning at the intersection
of the East line of the West 130 feet of
said Section 19, with the South line of the
North 45 feet of the Southwest Quarter of
said Section 19, said intersection being a
point in the Southerly right-of-way line of
Fairview Road, and the True Point of Be-
ginning for this exclusion;
Thence (1) Easterly along said South line
and Southerly right-of-way line North
89°55'10" East, a distance of 1331.473 feet
to the Northeast corner of Tract No. 2668
recorded July 20, 1962 in Book 13 of Maps,
Page 29 in the Office of the Kern County
Recorder;
Thence (2) South 00001'45" West, a distance
of 1053.49 feet to the Southwest corner of
Tract 2669 recorded November 2, 1962 in
Book 13 of Maps, Page 69 in the Office of
the Kern County Recorder;
Thence (3) South 89055'05" West, a distance
of 800.00 feet to the Southwest corner of
Tract No. 2670 recorded November 2, 1962 in
Book 13 of Maps, Page 76 in the Office of
the Kern County Recorder, said corner being
a point in the East line of Tract No. 2671
recorded November 13, 1962 in Book 13 of
Maps, Page 81 in the Office of the Kern
County Recorder;
Thence (4) South 00°01'45" West, a distance
of 178.245 feet to the Southeast corner of
said Tract 2671;
Thence (5) South 00°48'03" West, a distance
of 90.009 feet to the Northeast corner of
Tract No. 2866 recorded July 6, 1964 in
Book 14 of Maps, Page 52 in the Office of
the Kern County Recorder;
Thence (6) South 00°03'15" West, a distance
of 1221.758 feet to a point on the North
line of the South 55 feet of the Southwest
Quarter of said Section 19;

last named North line, a distance of 530.776
feet, to the Southwest corner of said Tract
No. 2866, said corner being a point in the
East line of the West 130 feet of said
Section 19;
Thence (8) North 00°03'10" East, a distance
of 2543.525 feet along said East line to the
True Point of Beginning for this Exclusion.

Parcel (d): The East 371.87 feet of the
West 1297.208 feet of the North 185.43 feet

Parcel (e): The South 165.00 feet of the
Southeast Quarter of the Northwest Quarter
and the North 855.3 feet of the South 1010.3
feet of the East 170.00 feet of the Southeast
Quarter of the Northwest Quarter of said
Section 19.
Parcel (f): The East 806.00 feet of the
West 1466.776 feet of the South 969.00 feet
of said Section 19.

The North 1281.83 feet of the East 186.06
feet of Section 24, Township 30 South,
Range 27 East, M.D.B.&M.
TO AN R-2-D (LIMITED MULTIPLE FAMILY DWELL-
ING-ARCHITECTURAL DESIGN) ZONE
That portion of the Northwest Quarter of
Section 19, Township 30 South, Range 28
East, M.D.B.&M., being more particularly
described in the following 4 parcels:
Parcel (1): The East 630.368 feet of the
West 730.368 feet of the North 170.00 feet
of said Section 19.
Parcel (2): The East 371.87 feet of the
West 1297.208 feet of the North 185.43 feet
of said Section 19.
Parcel (3): The South 165.00 feet of the
Southeast Quarter of the Northwest Quarter
and the North 855.3 feet of the South 1010.3
feet of the East 170.00 feet of the South-

That portion of the Southeast Quarter of
Section 13, Township 30 South, Range 27
East, M.D.B.&M., lying Southeasterly of the
following described line:
Beginning at the intersection of the South
right-of-way line of White Lane with the
Northwesterly right-of-way line of the
Asphalto Branch of the Southern Pacific
Railroad;
Thence West along the said South right-of-
way line of White Lane 158.59 feet, more or
less to a point being the Northwest corner
of a parcel of land deeded to the S. & F.
Cotton Company recorded July 30, 1953, in
Book 2111 at Page 359 of the Official
Records of the County of Kern, said point
also being the True Point of Beginning;
Thence South 44018'00" West, along the
boundary of said parcel, 703.36 feet;
Thence South 45042'00" East, along the
boundary of said parcel, 167.29 feet, more
or less to a point on the Northwesterly
right-of-way line of said Asphalto Branch
Railroad;
Thence Southwesterly along said right-of-
way, an arc distance of 36.80 feet (said
arc having a radius of 5679.65 feet) to
intersect the Northeast corner of a parcel
of land deeded to Jess Smith & Sons, re-
corded February 7, 1961, in Book 3346 at
Page 774 of the Official Records of said
County of Kern;

boundary of last named parcel 166.00 feet;
Thence South 44023'00" West along the
boundary of last named parcel 480.00 feet;
Thence South 45037'00" East, along the
boundary of last named parcel 164.00 feet
to a point on the Northwesterly right-of-
way line of said Asphalto Branch;
Thence Southwesterly along said North-
westerly right-of-way line to a point
intersecting the West line of said South-
east Quarter of Section 13.

SECTION 2.
This ordinance shall become effective upon the annexation
the above-described territory to the City of Bakersfield.

and adopted by the Council of the City of Bakersfield at a regular
meeting thereof held on the 21st day of May , 1980, by
