AN ORDINANCE AMENDING TITLE SEVENTEEN OF THE
MUNICIPAL CODE OF THE CITY OF BAKERSFIELD BY
CHANGING THE LAND USE ZONING OF THAT CERTAIN
PROPERTY IN THE CITY OF BAKERSFIELD LOCATED
ON THE SOUTHEAST CORNER OF WHITE LANE AND
STINE ROAD.
WHEREAS, in accordance with the procedure set forth in
the provisions of Title 17 of the Municipal Code of the City of
Bakersfield, the Planning Commission has held a public hearing on
a petition to change the land use zoning of that certain property
in the City of Bakersfield, located on the southeast corner of
White Lane and Stine Road; and
WHEREAS, the Planning Commission as a result of said
hearing did make several general and specific findings of fact
which warranted a negative declaration of environmental impact
and a change of zoning of the subject property from an A (Agri-
cultural) Zone to an M-1-D (Light Manufacturing-Architectural
Design) and the Council has considered said findings and all
appear to be true and correct; and
WHEREAS, there appears to be no substantial detrimental
environmental impact which could result from the proposed project;
and
WHEREAS, the City Council has determined after due con-
sideration of said petition and the recommendations of the Plan-
ning Commission herein on file, together with the reasons advanced
at the hearings for a change of zoning of said property, that a
zoning change should be authorized; and
WHEREAS, the City Council has determined and found that
this zoning ordinance is consistent with the General Plan of the
City of Bakersfield.
NOW, THEREFORE, BE IT ORDAINED by the Council of the
City of Bakersfield as follows:
1. All of the foregoing recitals are hereby found to
be true and correct.
2. An environmental assessment was made of the project
and a Negative Declaration was adopted by the Planning Commission
after a public hearing thereon and this Council hereby approves
the Negative Declaration.
3. Section 17.12.020 (Zoning Map) of the Municipal
Code of the City of Bakersfield, be and the same is hereby amended
by changing the land use zoning of certain property in said City,
the boundaries of which property are shown on the map hereto
attached and made a part hereof, as follows:
FROM AN A (AGRICULTURAL) ZONE TO AN
M-1-D (LIGHT MANUFACTURING-ARCHITECTURAL
DESIGN) ZONE:
Being a portion of the West half of Section 14,
Township 30 South, Range 27 East, M.D.B.&M. in
the C£ty of Bakersfield, County of Kern, State
of California, more particularly described as
follows:
Beginning at the West quarter of said Section 14;
THENCE (1) North 0036'24" East along the West
line of said Section 14, a distance of 54.07
feet to the Westerly extension of the South
right-of-way line of White Lane and the beginning
of a 5945.00 foot radius non-tangent curve
concave to the South, from which point the
center of said curve bears South 3°14'49"
West;
THENCE (2) Easterly along said curve and South
right-of-way line through a central angle of
3055'59", an arc distance of 408.093 feet;
THENCE (3) tangent to last named curve South
82°49'12" East, a distance of 220.20 feet to a
point on the North line of the Southwest
quarter of said Section 14;
THENCE (4) departing from said South right-of-
way l~ne North 89002'07" West along said North
line a distance of 3.045 feet;
THENCE (5) departing from said North line
South 21022'07" East, a distance of 478.93
feet;
THENCE (6) South 89°02'07" East, a distance of
136.38 feet;

THENCE (7) North 0057'53" East, a distance of
410.25 feet to the South right-of-way line of
White Lane and the beginning of a 6055.00 foot
radius non-tangent curve concave to the North,
from which point the center of said curve
bears North 5°52'39" East;
THENCE (8) Easterly along said curve and South
right-of-way line through a central angle of
3036'33", an arc distance of 381.41 feet to a
point on the East line of the Northwest quarter
of the Southwest quarter of said Section 14;
THENCE (9) departing from said South right-of-
way line South 0°36'21" West, along said East
line, a distance of 935.61 feet;
THENCE (10) North 89002'07" West, a distance
of 1321.35 feet to a point on the West line of
THENCE (11) North 0036'47" East, along said
West line, a distance of 989.05 feet to the
West quarter corner of said Section 14 and the
True Point of Beginning.
EXCEPTING THEREFROM that portion within Stine
Road right-of-way.
Contains 27.74 acres.
