Planning Director's Report regarding modification request to approved PCD 05-1227 and 06-0435 to modify an approved PCD plan to relocate a sump and alterations to the parking lot including increasing the number of parking spaces on a portion of a site zoned C-O PCD (Professional and Administrative Office - Planned Commercial Development). (Ward 4) 4.2b Approval of Extension of Time Vesting Tentative Tract Map 6243 (Porter-Robertson Engineering & Surveying) located within the Rio Bravo Country Club area, west of Donaldo Street and south of Via Messina Drive. A request for an extension of time for Phase 2 of a vesting tentative tract map containing 37 lots for single-family residential purposes on 12.92 acres zoned R-1 (One-Family Dwelling). (Ward 3) 4.2c Approval of Extension of Time Vesting Tentative Tract Map 6329 (DeWalt Corporation) located on the southeast corner of Mountain Vista Drive and Harris Road. A request for an extension of time for a vesting tentative tract map containing 301 lots for single-family residential purposes, a sump lot, two canal lots, and a designated remainder, on 162.82 acres zoned R-1 (One-Family Dwelling) and C-2 (Regional Commercial). A proposed tentative subdivision containing 129 lots, including 122 single family residential lots, 1 sump lot, 1 park, and 5 landscape lots on 51.82 acres for purposes of single family development, zoned R-1/PUD (One Family Dwelling/PUD) including a request for alternate lot design and waiver of mineral rights signatures pursuant to BMC 16.20.060 A.1. (Ward 5) 4.2e Approval of Continuance of Vesting Tentative Parcel Map 11472 to August 2, 2007 (Nelms Surveying) located on the southeast corner of Madison Street and Nina Street. (Notice of Exemption on file) A proposed tentative subdivision consisting of 3 parcels on 2.29 acres zoned R-S (Residential Suburban) residential development. (Ward 1) 4.2f Approval of Planned Development Review 07-0011 (Paul Anchordoquy) located at the southeast corner of Stine Road and Panama Lane (4815 Panama Lane). A proposed Development Plan Review for an automobile service station with accessory convenience market and car wash on 0.98 acres in a C-1/P.C.D. (Regional Commercial – Planned Commercial Development) zone district. (Ward 7) Group Vote 5.PUBLIC HEARINGS – ZONE CHANGE 5.1 Zone Change 07-0999 (McAllister Ranch) located at the southeast corner of Pensinger Road and Stetson Way in McAllister Ranch. Request to change the zone from R-3/P.U.D. (Multiple-Family Dwelling/Planned Unit Development) to R-1 (One-Family Dwelling) on 42.40 acres for purposes of single family residential development in the McAllister Ranch Specific Plan.
